About this project

624 homes in a curved layout, including 579 studios and one bedroom units

Of the 624 apartments at Binghatti Cullinan, only 45 come with two or three bedrooms. The rest is split between 216 studios and 363 one bedroom apartments, close to 93% of the whole scheme. The building sits on a 6,428.84 sqm plot in Al Jaddaf, along the Dubai Creek. It comprises a basement, a ground floor given over to retail, four podium levels and 14 residential floors topped by a rooftop deck. Handover is set for September 30, 2027, on a freehold basis. Binghatti does not hide its intent here: the brochure describes a unit mix built for "market efficiency" and strong rental demand.

Glazed curve and contrasting grid across 6,429 sqm

The layout breaks from the usual tower on podium formula seen across Dubai. Cullinan is laid out as an arc, and that curve wraps around a courtyard the developer markets as a waterside oasis. The facades are glazed and framed by a high contrast geometric grid, a design language that shows up across several Binghatti addresses. With only 14 habitable floors, the building leans on footprint rather than height. The curved shape serves a practical purpose too: it turns a maximum number of units outward while shielding the inner courtyard from traffic noise. No architect is credited in the documentation, which suggests an in house design.

Three three bedroom apartments out of 624

The figures sum up the positioning. The 216 studios make up roughly 35% of the total, the 363 one bedrooms around 58%. The 42 two bedroom units account for less than 7%, and there are just three three bedroom apartments, practically a rarity within the scheme. This split clearly targets young professionals or expats on assignment, drawn by the proximity to Downtown and Dubai Healthcare City. For investors, it also means heavy internal competition at resale and at lease signing: hundreds of studios with near identical layouts will hit the market in the same quarter. Ground floor retail rounds out the offering and should mainly serve residents.

Padel, mini golf and a splash pool in the courtyard

The courtyard holds most of the amenities. There is a central adult pool, a children's pool with water play features, a mini golf area and a padel court, a sport that has become close to standard in the city's newer developments. The amenity deck also includes sports courts, an indoor gym and a children's play area. On the relaxation side, the brochure mentions sunken seating, family areas and landscaped walking paths. Grouping these features at the center of the arc gives residents an outdoor space shielded from street view. It remains to be seen how these amenities will hold up against the foot traffic of more than 600 households.

Travertine, walnut and AI driven home automation

The interior palette is spelled out in unusual detail for this segment. Travertine covers walls and floors, paired with decorative marble, walnut, chrome metal finishes and Kit Kat style tiles. An ivory cement slab, wallpaper, fabric and mirrors round out the list. Floor plans are open to let light move through the space, a sensible choice on compact footprints. All units are marketed with so called "AI driven" home automation and a concierge service, though the brochure does not spell out which functions these actually cover. Binghatti also references energy efficient construction practices, again without naming any certification.

Al Jaddaf, 5 km from Downtown via the E11

Al Jaddaf sits at a crossing point between Bur Dubai, Healthcare City and the Creek. The brochure places Burj Khalifa, Dubai Mall and Dubai Opera at 3 to 5 minutes away, Museum of the Future and Dubai Frame at 4 to 6 minutes, and Al Jaddaf Walk at 2 or 3 minutes. Other sources put Downtown and DXB airport closer to ten minutes away, a more realistic figure during peak hours. Access to the E11, Sheikh Zayed Road and Al Khail Road is the site's real strength. Wasl Club is five minutes away, Wafi Mall eight, Festival City ten. Dubai Design District and the Meydan racecourse are both under ten minutes.

After Twilight, Binghatti builds up its Creek footprint

Cullinan is not the developer's first project in the area. Binghatti Twilight, its neighbor on the Al Jaddaf waterfront, lines up 228 residences across 18 habitable floors. Cullinan holds nearly three times as many units with four fewer floors, which says a lot about the difference in scale between the two developments. The group claims more than 80 projects worth over AED 80 billion and 12,000 units delivered before 2024. Its collaborations with Bugatti, Mercedes-Benz and Jacob & Co. sit at the top end of its output, but Cullinan follows a different logic altogether: rental volume right next to the city center.

Al Jaddaf

Al Jaddaf

Al Jaddaf takes its name from an Arabic word meaning “the rower.” The name is a nod to the days when its shoreline was lined with yards building traditional dhows. Set on the western bank of Dubai Creek, between Oud Metha, Dubai Healthcare City and the Business Bay extension, the district blends maritime heritage with contemporary towers. The Mohammed Bin Rashid Library, two metro stations and a growing stock of new apartments make Al Jaddaf Dubai property appealing to both residents and yield-focused investors.
