Dubai: 335 home sales above $10 million in 2026

According to an analysis of Dubai Land Department data published by fäm Properties on 27 September 2026, Dubai recorded 335 home sales of at least $10 million between January and August 2026, worth AED 20.37 billion. Palm Jumeirah ranks in the top 3 for both villas and apartments.

Dubai $10 million home sales reached 335 transactions between January and August 2026, each at or above $10 million (AED 36.7 million), for a combined AED 20.37 billion ($5.55 billion). The figures come from an analysis of data from the Dubai Land Department (DLD), the emirate's land authority, carried out by Dubai agency fäm Properties and reported by the regional business press on 27 September 2026.

The breakdown shows an ultra-prime market standing firmly on two pillars: 206 villas and 129 apartments. Palm Jumeirah ranks among Dubai's top three districts in this segment, by number of sales and by value, for both property types.

Key points

  • Between January and August 2026, Dubai recorded 335 home sales of at least $10 million (AED 36.7 million), according to fäm Properties' analysis of Dubai Land Department data.
  • These 335 transactions add up to AED 20.37 billion, or $5.55 billion.
  • Over the first eight months of 2026, 206 villas sold for more than $10 million in Dubai, totalling AED 11.7 billion ($3.19 billion).
  • Over the same period, 129 apartments crossed the $10 million mark in Dubai, totalling AED 8.67 billion ($2.36 billion).
  • Palm Jumeirah ranks in Dubai's top 3 districts for sales above $10 million from January to August 2026, for both villas and apartments, by number of sales and by value.

Villas and apartments: ultra-prime stands on two pillars

Of the 335 sales above $10 million recorded from January to August 2026, 206 were villas (AED 11.7 billion) and 129 were apartments (AED 8.67 billion), according to Dubai Land Department data analysed by fäm Properties. Villas still lead by number, but apartments already account for more than 40% of total value.

A simple calculation from these figures confirms it: the average ticket for an apartment sold in this segment (around AED 67 million) is higher than for a villa (around AED 57 million). In other words, penthouses and large branded residences now sell at prices comparable to villas, and sometimes above them. For Firas Al Msaddi, CEO of fäm Properties, this momentum reflects buyers who see Dubai as a place to live, work and raise a family, a trend also borne out by recent volumes of new leases and renewals.

Palm Jumeirah in the top three of both segments

Palm Jumeirah ranks among Dubai's top three districts for sales above $10 million over the first eight months of 2026, for both villas and apartments, by number and by value. Few districts hold such a position in both houses and apartments at once.

The island owes this standing to a rare offering: beachfront villas on the fronds, branded residences on the trunk and crescent, and land that can no longer expand. What it means for investors

For us, the most telling figure is consistency: 335 sales in eight months means more than 40 transactions a month above $10 million. A market this active gives sellers real liquidity. A well-located exceptional property finds genuine buyers, whose prices are registered by the Dubai Land Department and can serve as benchmarks when setting a price or negotiating. This depth supports resale value on Palm Jumeirah and in prime districts. It does not, however, guarantee future capital gains: exact location, view, developer quality and exit timing remain decisive.

In Dubai, individuals pay no tax on rental income or on property capital gains. For a property at this level, the tax rules of the buyer's country of residence and the chosen ownership structure (direct or through a company) therefore weigh heavily on the final outcome. These questions call for a tailored wealth review, which our teams carry out with trusted legal partners.

In this segment, the best opportunities often come through off-market sales. Our local presence in Dubai lets us identify them, compare each property against registered transactions and secure every step through to handover. Frequently asked questions

Frequently asked questions

How many homes above $10 million sold in Dubai in 2026?
From January to August 2026, Dubai recorded 335 home sales of at least $10 million (AED 36.7 million), for a total of AED 20.37 billion. These figures come from fäm Properties' analysis of Dubai Land Department data, published on 27 September 2026.
Which districts lead Dubai's ultra-prime market?
Palm Jumeirah ranks in Dubai's top 3 districts for sales above $10 million over the first eight months of 2026, for both villas and apartments. It owes this position to its beachfront offering and its branded residences.
Does this transaction volume guarantee a capital gain on resale?
No. An active market makes resale easier and provides reliable reference prices, but it guarantees no future capital gain. Location, property quality and timing of the sale remain decisive, and that is what we analyse with each client. Source: businessnewsthisweek.com — 2026-09-27
