Abu Dhabi apartment prices rose 24% year-on-year in the third quarter of 2026, according to the quarterly report from valuation firm ValuStrat, reported by The National on 29 October 2026. From July to the end of September 2026, villas gained 10.2% and residential values across the Emirati capital rose 16.8% year-on-year.
On the supply side, around 13,534 new homes are due for delivery in Abu Dhabi in 2026, yet only 3,508 had been handed over in the first nine months. The gap between scheduled and actual deliveries is one of the forces keeping prices under pressure.
Key points
- In the third quarter of 2026, Abu Dhabi apartment prices rose 24% year-on-year, according to ValuStrat.
- Over the same period, Abu Dhabi villa prices rose 10.2% year-on-year and overall residential values 16.8%.
- Al Reef was the best-performing district in Q3 2026, with +36.6% for apartments and +26.8% for villas, ahead of Al Bandar (+24.7%), Al Muneera Island (+24.4%) and Al Reem Island (+22%) for apartments.
- Apartment rents in Abu Dhabi rose just 1.5% year-on-year in Q3 2026, to an average of AED 121,500 a year, against AED 258,000 (+1.8%) for villas, according to ValuStrat.
- Of the roughly 13,534 new homes expected in Abu Dhabi in 2026, 3,508 had been delivered by the end of September 2026.
Apartments drive the rise in Abu Dhabi prices
Apartments are Abu Dhabi's most dynamic segment in 2026: +24% year-on-year in the third quarter, more than double the gain for villas (+10.2%). This outperformance extends a trend already clear earlier in the year and confirms buyers' appetite for lower entry tickets and properties that are easy to let.
The rise is concentrated in a handful of well-defined freehold districts:
- Al Reef: +36.6% for apartments and +26.8% for villas, the best performance in the capital;
- Al Bandar, in Al Raha Beach: +24.7%;
- Al Muneera Island: +24.4%;
- Al Reem Island: +22%, a remarkable figure for one of Abu Dhabi's deepest and most liquid markets (see our guide Investing in Al Reem Island).
On the freehold secondary market, ValuStrat records an average annual capital gain of 16.8%, in line with the overall rise in residential values.
New supply still lagging the announced schedule
By the end of September 2026, only 3,508 of the roughly 13,534 homes expected in Abu Dhabi this year had been delivered, about a quarter of the planned volume. At this pace, available stock remains limited against sustained demand, which largely explains the strength of prices.

That leaves around 10,000 units scheduled for the final quarter. Some of these deliveries may slip into 2027, but their gradual arrival needs to be factored into any resale or letting strategy, particularly in districts where handovers are concentrated.

Stable rents, held in check by the freeze on increases
Rents are rising far more slowly than prices: +1.5% year-on-year for apartments (AED 121,500 a year on average) and +1.8% for villas (AED 258,000), according to ValuStrat. The contrast is largely explained by the temporary 0% cap on rent increases introduced by Abu Dhabi from 2 June 2026 for residential, commercial and industrial properties, replacing the previous 5% cap.
The direct consequence: the market's recent performance shows up first in capital values, while rental income on existing leases stays frozen.
What it means for investors in Abu Dhabi apartments
We read this quarter as confirmation that Abu Dhabi has become a capital-growth market in its own right, not just a market for steady yields. Apartments in established freehold districts (Al Reef, Al Raha Beach, Al Reem Island) concentrate the momentum, with the added advantage of a tax framework that levies no tax on rental income or capital gains for individuals. Our page Investing in Abu Dhabi brings together the fundamentals of this market.

The picture still calls for nuance: prices rising much faster than rents compress the gross rental yield at purchase, and the rent freeze limits how far existing leases can be revalued. For income-focused investors, entry price and location matter more than ever; for capital-focused profiles, buying off-plan offers a way to position now with a staggered payment plan, provided the developer and delivery date are chosen carefully in light of the coming wave of handovers. Our guide Buying off-plan in Abu Dhabi details the costs and the pitfalls to avoid.
Past performance is no guide to future performance, and every wealth situation calls for its own strategy. Lucretia supports you on the ground, from choosing the district and the project through to handover and letting.
