Aldar: a new Dubai villa project and 3,000+ handovers in 2026

On 14 October 2026, Aldar, Abu Dhabi's largest listed developer, announced it will launch a major villa and townhouse community in Dubai with Dubai Holding by the end of 2026. It also expects a record 3,000+ handovers in 2026, rising to as many as 4,500 in 2027.

The Aldar Dubai villa project was announced on 14 October 2026 by Jonathan Emery, CEO of Aldar Development, in an interview given in London to the Emirati daily The National: Aldar will launch a large community of villas and townhouses in Dubai before the end of 2026. Aldar is Abu Dhabi's largest listed developer. This will be its fourth project in Dubai, once again in partnership with Dubai Holding.

The second announcement matters just as much: Aldar will hand over more than 3,000 homes in 2026, its highest volume since it was founded, followed by up to 4,500 in 2027. For an off-plan investor, a developer's ability to deliver remains the number one selection criterion.

Key takeaways

  • On 14 October 2026, Aldar announced the launch, by the end of 2026, of a large villa and townhouse community in Dubai, near Dubai Silicon Oasis.
  • This upcoming project, whose value has not been disclosed, will be Aldar's fourth in Dubai, after Haven, Athlon and The Wilds.
  • The site will sit along the route of the Dubai Metro Blue Line extension, according to Jonathan Emery, CEO of Aldar Development.
  • Aldar expects to hand over more than 3,000 homes in 2026, its highest volume since its founding, followed by up to 4,500 in 2027.
  • In February 2026, Aldar and Dubai Holding expanded their joint venture, created in 2023, to two new land plots in Dubai, covering nearly 14,000 homes and a gross development value of more than AED 38 billion.

A fourth Aldar community in Dubai, on the Blue Line route

By the end of 2026, Aldar will launch a "very large" community of villas and townhouses near Dubai Silicon Oasis, built above the Metro Blue Line extension. One clarification: some summaries of the announcement place the project near Dubai Internet City, but Jonathan Emery clearly referred to Dubai Silicon Oasis. The developer has not yet disclosed pricing, the number of units or the construction timeline.

The project follows Haven, Athlon and The Wilds, three communities Aldar has launched in Dubai. It falls under the joint venture with Dubai Holding: created in 2023, it was expanded in February 2026 to two land plots, covering nearly 14,000 homes and more than AED 38 billion in gross development value. The first plot, spanning four million square metres, lies on Dubai's eastern growth corridor.

More than 3,000 handovers in 2026: a benchmark for off-plan buyers

With more than 3,000 homes handed over in 2026 and up to 4,500 planned for 2027, Aldar is operating at a new scale. When you buy off-plan, you pay in instalments for a property that does not yet exist. A developer's ability to meet deadlines therefore often carries more weight than the discount advertised at launch. Handovers that rise year after year point to a group able to run several sites at once without losing pace.

Jonathan Emery does acknowledge that there are fewer international buyers. In his view, demand remains for well-designed product, and he says he is confident in the market's fundamentals. We take note: the market is becoming more selective, and the quality of the project and its location make the difference. To assess an off-plan project before signing, our guide buying off-plan in Abu Dhabi covers costs, neighbourhoods and the pitfalls to avoid.

What it means for investors

For us, the announcement above all confirms Aldar's strength in its home market. A developer that hits record handovers while expanding into Dubai offers off-plan buyers tangible safeguards: a track record of delivered projects, partnerships with government-linked players such as Dubai Holding, and the resources to run several sites in parallel. Aldar's projects in Abu Dhabi remain a prime entry point, and our page Investing in Abu Dhabi presents the neighbourhoods where the group is most active.

The key handover: concrete proof of a developer's reliability

The upcoming project near Dubai Silicon Oasis targets a highly sought-after product, the family villa and townhouse, and will benefit from metro access. Until pricing and the payment plan are known, the launch should be judged on the evidence: price per square metre against neighbouring communities, payment schedule, announced handover date. Aldar's major launches often sell quickly, and we recommend preparing your file in advance.
