- Abu Dhabi or Dubai: which to choose for your profile
In the Abu Dhabi vs Dubai property investment question, the right answer depends on your investor profile. Abu Dhabi's strengths can be measured: a calculated gross yield reaching 6.8% on Reem Island and a +186.4% rise over 36 months on Fahid Island (Bayut, March 2026). The market recorded AED 117 billion in transactions in the first half of 2026, up 112% in value year on year, according to the Abu Dhabi Real Estate Centre (ADREC).
Dubai remains a benchmark market, with its own pricing logic. We compare the two emirates on concrete decision criteria, with figures for Abu Dhabi. We attribute no figure to Dubai that we cannot source.
Abu Dhabi vs Dubai property investment: where to invest for your goal
If you are after a high gross yield at a moderate entry price, or capital growth on an upscale island, Abu Dhabi delivers: the median price stands at AED 1,792/sq ft and the median calculated gross yield at 5.7% across 8 districts, according to Bayut data (latest data point: August 2026).
Over 12 months, the median price change reaches +6.1% across 10 districts, again according to Bayut. Yield plays out on Reem Island and Al Maryah Island. Capital growth plays out on Al Saadiyat Island and Fahid Island.
Five criteria separate the two emirates: yield, capital growth, entry price, tax framework and new-build supply. For a zone-by-zone breakdown, see our guide to the Abu Dhabi areas open to foreign buyers.
Criterion 1 — What gross rental yield can you target in Abu Dhabi compared with Dubai?
In Abu Dhabi, calculated gross yield ranges from 2.4% in Al Jurf Gardens to 6.8% on Reem Island and Al Maryah Island, according to Bayut data (March 2026).

| District (Abu Dhabi) | Annual rent (AED/sq ft) | Calculated gross yield | Bayut month |
|---|---|---|---|
| Reem Island | 102 | 6.8% | March 2026 |
| Al Maryah Island | 138 | 6.8% | March 2026 |
| Yas Island | 112 | 5.8% | March 2026 |
| Al Rahah | 97 | 5.7% | February 2026 |
| Al Bahyah | 45 | 5.2% | April 2026 |
| Al Saadiyat Island | 117 | 4.3% | March 2026 |
| Ghantout | 61 | 3.9% | March 2026 |
| Al Jurf Gardens | 39 | 2.4% | March 2026 |
Rental demand is keeping pace. ADREC, in its market report for the first half of 2026, measures 95% occupancy and new-lease apartment rents up 17% year on year.
The gap between Abu Dhabi districts matters more than the contrast between emirates. So choose the district before the emirate. The difference between gross and net yield is explained in the glossary, and our guide to rental yields in Abu Dhabi covers the ranking in detail.
Criterion 2 — Capital growth: where have Abu Dhabi prices risen most?
Fahid Island shows the strongest growth in Abu Dhabi, at +186.4% over 36 months and +1.8% over 12 months, according to Bayut data (March 2026).

| District | 12 months | 36 months | 60 months | Bayut month |
|---|---|---|---|---|
| Fahid Island | +1.8% | +186.4% | — | March 2026 |
| Al Jurf Gardens | +5.4% | +59.6% | +74.8% | March 2026 |
| Al Saadiyat Island | +4.1% | +39.8% | +67.2% | March 2026 |
| Al Maryah Island | +3.7% | +40.8% | +63% | March 2026 |
| Yas Island | +6.3% | +43% | +58.9% | March 2026 |
| Ghantout | +4.9% | +50.2% | +55.2% | March 2026 |
Even so, Al Hudayriat Island is drawing attention: according to ADREC, the island led residential sales in the first half of 2026 with AED 19 billion, or 27% of total value.
The trade-off is clear. The fastest-rising districts, such as Al Jurf Gardens and Saadiyat, show the lowest gross yields from the previous criterion: you pay for appreciation, not rent.
With my clients, I often see the same mistake: choosing a district on its past growth, then being surprised when rents don't follow. I always ask them to decide first between income and wealth building.

Criterion 3 — Entry price: how much do you need to invest in Abu Dhabi?

| District | Sale price (AED/sq ft) | Bayut month |
|---|---|---|
| Al Bahyah | 858 | April 2026 |
| Reem Island | 1,497 | March 2026 |
| Ghantout | 1,546 | March 2026 |
| Al Jurf Gardens | 1,603 | March 2026 |
| Al Rahah | 1,691 | February 2026 |
| Al Hudayriat Island | 1,792 | August 2026 |
| Yas Island | 1,922 | March 2026 |
| Al Maryah Island | 2,043 | March 2026 |
| Al Saadiyat Island | 2,714 | March 2026 |
| Fahid Island | 3,844 | March 2026 |
Across the projects we list, entry prices range from AED 500,000 to AED 2M, with a median of AED 1.5M (17 projects with a publishable price).
- Oceanscape (DAMAC Properties, Reem Island): from AED 500,000, completed in May 2013, so it can be let immediately.
- Al-Reeman Gate (Al Shamkhah): from AED 900,000, handover in March 2028.
- The District (Reportage Properties, Reem Island): from AED 1.1M, handover in June 2029.
- Naseem Al Jurf (IMKAN Properties): from AED 1.1M, handover in June 2028.
- Sobha City (Al Bahyah): from AED 1.5M, handover in December 2029.
What I see on the ground: buyers used to Dubai often underestimate how much choice Abu Dhabi offers below our catalogue's median.
Criterion 4 — Tax, fees and Golden Visa: what both emirates share and what is specific to Abu Dhabi
Tax doesn't separate the two emirates: in the UAE, individuals pay 0% tax on rental income and on capital gains, according to the official UAE government portal.

Abu Dhabi or Dubai: which to choose for your profile
No emirate wins for everyone: Abu Dhabi serves both yield-focused and wealth-building profiles, and the AED 2,000,000 Golden Visa applies in both.

| Profile | Recommendation | Why |
|---|---|---|
| Yield, budget up to AED 1.5M | Abu Dhabi: Reem Island or Al Rahah | Gross yield at or above the median (criteria 1 and 3) |
| Wealth building, long-term capital growth | Upscale islands: Saadiyat, Fahid Island | Strong appreciation, lower gross yield accepted |
| Golden Visa | Either emirate | Same threshold; budget for entry costs |
| Diversification | Split between the two emirates | Two markets, two price cycles |
For a Golden Visa application in Abu Dhabi, allow for the AED 2,000,000 threshold set by the official portal, plus the 2% fee per DARI, or AED 40,000: a total budget of AED 2,040,000.
My clients who diversify rarely buy in both emirates in the same year: they start with the market that serves their main goal. Lucretia supports you on the ground, from selection to management, and our page dedicated to investing in Abu Dhabi sets out our full offering.
