Lunaya by Zaya: the Al Barari team on Dubai's new Jebel Ali corridor
Lunaya is developed by Zaya, whose founder, Nadia Zaal, co-created Al Barari, the green community that built her reputation. The developer is also behind the private islands of Nurai and Zuha. These addresses now rank among the most sought-after and best-valued in Dubai.
The project is located in the Jebel Ali Village area and is freehold, meaning full ownership open to foreign buyers. It lies between Palm Jebel Ali and the future Al Maktoum airport, two of the major projects driving Dubai's expansion to the south-west. Sheikh Zayed Road connects it to central Dubai in one direction and Abu Dhabi in the other.
A community designed around water and greenery
Lunaya carries the Al Barari signature: 65% of the area is given over to nature and 84,000 m² of lagoons are swimmable. Apartments and villas offer large living spaces opening onto gardens, with no overlooking neighbours. It is a product for families and primary residences as much as for high-end rental investment.
To choose between an apartment and a villa in this kind of community, our guide Which property type to invest in Dubai: apartment, villa or townhouse sets out the trade-offs between entry price, tenant profile and resale liquidity.
Entry price, first phase and payment plan
The first phase of Lunaya is priced at around €4,500/m², compared with €7,000 to €8,000/m² in Al Barari. That is the project's core argument: the Al Barari spirit at a markedly lower entry price, in a fast-growing district.
- Apartments: 35% during construction, 65% at handover in 2029.
- Villas: 40% during construction, 60% on completion in 2029.
Zaya plans to release later phases at higher prices. This is common practice in Dubai's off-plan market and rewards early buyers.
What it means for investors
For an investor, Lunaya combines three levers: an established developer, a price per square metre below that of its benchmark community, and a payment plan that defers most of the capital to 2029. In Dubai, individuals pay no tax on rental income or on property capital gains. Buyers should, however, budget for Dubai Land Department registration fees, set at 4% of the price. The price gap with Al Barari offers real room for appreciation. That potential will depend on actual delivery and on progress at nearby infrastructure such as Palm Jebel Ali and Al Maktoum airport: we do not present it as a given.
With 60 to 65% payable at handover, the key is planning for that balance: financing, own funds or resale before completion. Unit selection also matters a great deal, as lagoon frontage and layout will weigh on rental demand and resale. We review these factors with each client and secure the reservation with our partners on the ground. To place this project within a broader strategy, see our page Investing in Dubai.
