Lunaya by Zaya is a new off-plan residential community in Dubai, which we presented in a post on our Instagram account @lucretia_immobilier on 13 October 2026. It is developed by Zaya, the developer behind Al Barari, in partnership with FIVE Group. The project brings together swimmable lagoons, 65% natural space and a limited collection of 500 villas, alongside 1- to 3-bedroom apartments. The announced price is around €4,500 per m², and the first pre-launch phase has almost sold out. That makes it one of the most closely watched launches this autumn.

4,000 m² of swimmable lagoons, 65% nature and only 500 villas. Welcome to Lunaya, in the heart of Dubai 🌿 Created by Zaya, the team behind Al Barari, in partnership with FIVE Group, Lunaya takes the concept that made Al Barari a success even further: more lagoons, more nature, larger spaces. 1- to 3-bedroom apartments, with 1-bedrooms starting from 109 m², and a collection of 4- to 5-bedroom villas (townhouses, maisonettes and standalone villas). Every home opens onto the gardens or lagoons, with no overlooking neighbours. Location: direct access to Sheikh Zayed Road, minutes from Palm Jebel Ali, Expo City and the future world's largest airport. The bonus: around €4,500 per m², compared with €7,000 to €8,000 at Al Barari. On selected units, only 35% is paid during construction and 65% on handover. The first pre-launch phase is already almost sold out. Lunaya by Zaya: the Al Barari model, on a bigger scale

Lunaya follows the formula that built Al Barari's reputation: low density, greenery everywhere and homes that open onto the water. Zaya pushes the concept further here, with more lagoons, more nature and more generous living spaces. Every residence faces the gardens or the lagoons, with no overlooking neighbours.

Unit sizes are what really sets the project apart. A 1-bedroom apartment starts at 109 m², which is rare in Dubai for this type of home. For families, the 4- to 5-bedroom villa collection comes in three formats: townhouses, maisonettes and standalone villas.

A location on Dubai's southern growth corridor

Lunaya sits in the Jebel Ali Village area, with direct access to Sheikh Zayed Road. The community is minutes from Palm Jebel Ali, Expo City and Al Maktoum International, set to become the world's largest airport.

Much of the emirate's major infrastructure work is now focused on this corridor. As services and jobs move into the area over time, buyers who get in early can benefit from long-term appreciation.

Price and payment plan: the offer in detail

The announced price of around €4,500 per m² compares with €7,000 to €8,000 per m² at Al Barari. In other words, Lunaya offers a similar lifestyle in a newer setting, at prices reminiscent of Al Barari a few years ago.

The payment plan adds to the appeal:

  • on selected units, only 35% of the price is paid during construction;
  • the remaining 65% is due on handover;
  • the first pre-launch phase is already almost sold out.

You'll find all the details on the Lunaya project page.

What it means for investors

For investors, Lunaya brings together three strengths you rarely find in one project. The developer has a track record with Al Barari, the homes are generous in size, and the entry price per m² is well below the benchmark community. The 35/65 plan means less capital is tied up during construction, which leaves room to finance the balance on handover, including with a mortgage. In Dubai, individuals pay no tax on rental income or on property capital gains, which suits both long-term holding and resale.

That said, we recommend looking closely at a few points: the delivery schedule, the rules on reselling before handover, service charges in a community with this many lagoons and green spaces, and the choice of unit. A lagoon-front villa and an apartment at the back of the plot won't sell or let equally easily. The pace of sales in the first phase shows genuine market demand, but it doesn't guarantee how prices will move in future.

Lucretia can get you the brochure and up-to-date availability, and put together a shortlist of units that fits your strategy, whether you want a family home or a rental investment. To see where Lunaya fits in the wider market, our Investing in Dubai guide is the best place to start.
