The most expensive property sold in the UAE in 2026 so far is in Abu Dhabi, according to a study by property portal Property Finder reported on 4 October 2026. The home is a villa in Al Shamkha that sold for 200 million dirhams (AED), roughly USD 54.5 million, on 20 January 2026. In second place is a villa on Palm Jumeirah that went for AED 170 million, followed by a plot of land in Dubai sold for more than AED 147 million.
The study covers the highest-value apartment, villa and land sales recorded in 2026 in four emirates: Dubai, Abu Dhabi, Sharjah and Ras Al Khaimah.
Key takeaways
- A villa in Al Shamkha, Abu Dhabi, sold for AED 200 million (about USD 54.5 million) on 20 January 2026. Property Finder ranks it as the most expensive property transaction in the UAE in 2026.
- Second in the Property Finder 2026 ranking is a villa on Palm Jumeirah, Dubai, sold for AED 170 million (about USD 46.3 million).
- A plot of land in Dubai, sold for more than AED 147 million, takes third place among the UAE's most expensive sales in 2026.
- Other top sales in Abu Dhabi include a Khalifa City villa sold for AED 100 million in March 2026, a Saadiyat Island villa at AED 95 million and a property on Al Hudayriyat Island at AED 71 million.
- The most expensive apartment sold in Abu Dhabi in 2026 is on Saadiyat Island, at AED 45 million (about USD 12.3 million).
Abu Dhabi has the UAE's priciest property sale, Dubai has the most ultra-luxury deals
According to Property Finder, Abu Dhabi holds the highest single transaction in the UAE in 2026 at AED 200 million, while Dubai has the largest number of ultra-prime sales. The two findings fit together. Dubai is still the deepest market at the very top end, driven by addresses such as Palm Jumeirah. Abu Dhabi has now shown it can host record-sized deals as well.
Property Finder itself points out that these figures show the ceiling of the market, not the typical price. They tell you nothing about what a family apartment costs on Al Reem or Yas. What they do show is that the capital has buyers willing to put tens of millions of dollars into a single asset.

Saadiyat, Yas and the islands are where the capital's biggest deals happen
Besides Al Shamkha, the study names Saadiyat Island and Yas Island as the parts of Abu Dhabi with the most major transactions in 2026. Saadiyat alone accounts for a villa at AED 95 million and the emirate's most expensive apartment, at AED 45 million. Al Hudayriyat Island, a newer luxury location, also makes the ranking with a sale at AED 71 million.

This pattern reflects a longer-term trend: islands and planned waterfront communities attract the wealthiest buyers. We cover these price dynamics neighbourhood by neighbourhood in our guide Abu Dhabi property market: trends, price momentum and outlook.
What it means for investors
For an investor, the price itself matters less than the signal behind it: Abu Dhabi is now one of the markets where the region's most exclusive homes change hands. Strong demand at the top end supports values at the best addresses, led by Saadiyat and Yas. Over time, it also makes it easier to resell rare, well-located, well-finished properties. None of this guarantees a capital gain. In this segment, the right location and the right product make all the difference.

The tax framework is still a major advantage. In Abu Dhabi, individuals pay no tax on rental income or on property capital gains. Acquisition costs, however, need to be included in your budget from the start, as we explain in our guide Property taxes in Abu Dhabi: what an investor actually pays. For a buy-to-let investment, we look first at addresses with deep rental demand, not just trophy properties, which often deliver more modest rental yields.
