To buy off-plan property in Abu Dhabi is to buy a home that has yet to be built, directly from the developer. It is also the main route into the market: of the AED 70.4bn in residential sales in the first half of 2026, 89% of the value involved off-plan units, according to the ADREC market report.
The principle is simple. You reserve at a price fixed on signing, pay in stages during construction and receive the keys on completion. The outcome depends mainly on three choices: the neighbourhood, the developer and the point in the cycle at which you enter.
Can a foreigner buy off-plan property in Abu Dhabi?
Yes. A foreigner can buy an off-plan unit in the emirate's designated investment zones, including Reem Island, Yas and Saadiyat, according to DARI, Abu Dhabi's official land platform.

Buying off-plan means signing with the developer for a home that does not yet exist, paid in stages and delivered later. The most sought-after addresses are Reem Island, Yas Island and Al Saadiyat Island. Each has its own profile: business district, leisure island, cultural and beachfront address.
Among the projects we list, the offer includes 69 published projects from 24 active developers, with completions ranging from 2013 to 2031. These are figures from our catalogue, not from the market as a whole.
Completions spread over such a long period have a practical consequence: not every scheme in the project catalogue is off-plan. Before talking off-plan, check the completion date shown on each listing. For an overview, see our page on investing in Abu Dhabi.
Worked example: the cost and return of an off-plan purchase on Reem Island
For The District, offered from AED 1.1M, allow AED 22,000 in registration fees: DARI support applies a 2% rate to the total price of off-plan sales.
This Reportage Properties project on Reem Island is due for completion in June 2029.
| Item | Amount | Basis |
|---|---|---|
| Entry price | AED 1,100,000 | The District listing |
| Registration fee (2%) | AED 22,000 | DARI |
| Total cost | AED 1,122,000 | Price + fees |
| Estimated size | approx. 735 sq ft | AED 1,497/sq ft, Bayut, March 2026 |
| Estimated gross annual rent | approx. AED 75,000 | AED 102/sq ft/year, Bayut, March 2026 |
This gives a calculated gross yield of 6.8% (Bayut data, March 2026), before service charges and vacancy. The size is derived from the neighbourhood's average price: it is an order of magnitude, not a floor plan.
On tax, individuals pay 0%, on neither rental income nor capital gains, according to the official UAE government portal. When the time comes to exit after completion, our guide to selling property in Abu Dhabi covers the steps from valuation to transfer.
Then there is the timeline: no rent before the June 2029 completion. The yield only starts at handover. I often see clients calculate their return from the day they sign and forget the construction years, which is precisely when the payment plan weighs on their cash flow. If you need rental income straight away, read our comparison of off-plan versus ready property in Abu Dhabi.
Which neighbourhood: rental yield or capital growth?
In Abu Dhabi, the calculated gross yield ranges from 2.4% to 6.8% depending on the neighbourhood, with a median of 5.7% across 8 neighbourhoods, according to Bayut data (latest data point: August 2026). The median price is AED 1,792/sq ft and the median change reaches +6.1% over 12 months.

Targeting yield
Al Maryah Island, the financial district, and Reem Island share the top spot at 6.8% each. Next come waterfront Al Rahah and Yas Island, both close to 6%.
Targeting capital growth
Al Saadiyat Island has gained +67.2% over 60 months, for a more modest yield. Al Jurf Gardens does even better on value (+74.8% over 60 months), but its rent of AED 39/sq ft/year (March 2026) caps the yield at 2.4%. This trade-off between income and appreciation often mirrors the choice of property type: see our comparison of apartment or villa in Abu Dhabi.
Entry level or niche market
Ghantout shows one of the lowest prices in the table, AED 1,546/sq ft (Bayut, March 2026), with +55.2% over 60 months. Al Hudayriat Island gained +15.6% over 12 months.
| Neighbourhood | Price (AED/sq ft) | 60-month change | Calculated gross yield | Bayut month |

Projects and developers by budget
Among the projects we list, entry tickets range from AED 500,000 to AED 2M, with a median of AED 1.5M (17 projects with a displayable price). Above AED 2M, prices are "on request".
Under AED 1.2M
- Al-Reeman Gate: from AED 900,000, completion in March 2028.
- Naseem Al Jurf, by IMKAN Properties: from AED 1.1M, completion in June 2028.
AED 1.3M to 1.6M
- Bloom Living Granada 2 (Bloom Properties): AED 1.3M. The completion date is not yet shown in our catalogue: we confirm it with the developer before any reservation.
- Radiant Bridges (Radiant): AED 1.4M, on Reem Island.
- Sobha City (Sobha Realty): AED 1.5M.
- Bloom Living Alhambra: AED 1.6M.
Four developers dominate our catalogue: Aldar Properties with 17 projects, Reportage Properties with 8, then Burtville Developments and IMKAN with 5 each.
Off-plan and the Golden Visa: what is the threshold?
The 10-year property Golden Visa requires a real estate investment of at least AED 2,000,000, according to the u.ae Golden Visa portal.
Projects close to the threshold
Several projects in our catalogue sit right at the threshold. Al Ghadeer Parks, by Aldar in Al Layyan, starts at AED 2M with completion in June 2031. Pearl Beach View (Advanced Properties), in Al Rahah, also starts at AED 2M.
Al Ghadeer Gardens and Bab Al Qasr Garden 65 start at AED 1.9M. At that price, only a larger unit takes you over the threshold. Our guide to the Abu Dhabi Golden Visa by property covers the real budget and the pitfalls of an application.
The high end, price on request
Fahid Island stands at AED 3,844/sq ft according to Bayut data (March 2026), with The Beach House Fahid and Fahid Beach Residences. On Saadiyat, The Row Saadiyat and Mandarin Oriental Residences fall into the same category.
Pitfalls to avoid when buying off-plan
The most common trap is mistaking a gross yield for a guaranteed one. Every rate in this guide is calculated before service charges and vacancy: the net yield will be lower. To see how the two figures differ, read our guide to Abu Dhabi rental yields by district.

Tailored guidance, no obligation.
- Prices can swing sharply. Al Bahyah shows +44.4% over 12 months but −8.6% over 36 months, at AED 858/sq ft (April 2026, according to Bayut).
- Entering late in a cycle. Fahid Island gained +186.4% over 36 months but only +1.8% over 12 months (March 2026, according to Bayut).
- Completed or near-complete projects sold as off-plan. Oceanscape and Marina Bay were completed in 2013, Louvre Abu Dhabi Residences in February 2025, and Kayan is due for completion in November 2026.
- The zone. For a project in Al Shamkhah, Zayed City, Masdar City or Khalifa City, check on DARI that it really lies within a designated investment zone. Don't assume it does.
- Escrow and licensing. Law No. 3 of 2015 requires a dedicated escrow account for each project, and funds paid into it cannot be seized. The developer must also hold a Madhmoun licence, according to ADREC.
- Late payments. A missed instalment exposes you to termination of the contract under the simplified procedure described in the "What has changed" box. Treat your payment plan like a debt.
The first thing I check is never the price. I look at the developer first: the projects already delivered, the escrow account, and the actual completion date compared with the one in the brochure.
