On 3 October 2026, Time Out Dubai published the full list of 29 new Dubai Metro stations planned on the network run by the Roads and Transport Authority (RTA). They sit on two new lines: the Blue Line, expected in 2029, and the Gold Line, scheduled for 2032. The Blue Line starts from two existing stations, Creek in Al Jaddaf and Centrepoint in Al Rashidiya, and serves International City, Dubai Creek Harbour and Academic City among others. The Gold Line links Al Ghubaiba, in old Dubai, to Jumeirah Golf Estates via Business Bay and Meydan.
Key points
- On 3 October 2026, Time Out Dubai published the list of 29 new stations planned on the Dubai Metro Blue and Gold Lines.
- The Dubai Metro Blue Line, announced on 24 November 2023 with an investment of AED 18 billion, is due to open in 2029 with around 30 kilometres of track and 14 stations.
- The Blue Line starts from Creek station in Al Jaddaf, an interchange with the Green Line, and from Centrepoint station in Al Rashidiya, the Red Line terminus.
- The Dubai Metro Gold Line, announced on 22 April 2026 by the Roads and Transport Authority, represents an investment of AED 34 billion for 42 fully underground kilometres, 18 stations and a planned opening on 9 September 2032.
- According to the Roads and Transport Authority, the Gold Line will serve more than 55 major real estate projects under construction between Al Ghubaiba and Jumeirah Golf Estates.
The Blue Line connects Al Jaddaf and Al Rashidiya in eastern Dubai from 2029
The Blue Line has two branches. The first starts at Creek station in Al Jaddaf, which becomes a direct interchange with the Green Line, then runs through Dubai Festival City and Dubai Creek Harbour, where the station designed for Emaar Properties will be the tallest metro station in the world. The second leaves from Centrepoint, the current Red Line terminus in Al Rashidiya, which is being adapted to take the new platforms.

- International City: one of the biggest winners, with a direct link to the Dragon Mart retail hub.
- Al Warqa: a residential district of around 60,000 people, close to Dubai Safari Park.
- Academic City: a university campus expected to host more than 50,000 students by 2029.
These eastern districts, mostly reachable by car today, gain a rail link to the city centre and Dubai International Airport.
The Gold Line runs underground through the south-west investment districts by 2032
The Gold Line follows a 42-kilometre corridor: Al Ghubaiba, Bur Dubai, Al Satwa, Business Bay, Meydan, Al Barsha South, Jumeirah Village Triangle, Dubai Production City and Jumeirah Golf Estates. It connects to the existing network at four points: the Green Line at Al Ghubaiba, the Red Line at Business Bay and Jumeirah Golf Estates, and the national Etihad Rail network at Meydan and Jumeirah Golf Estates. A station is also planned at BurJuman, which will become the best-connected hub on the network.
The route fills a long-standing gap: Meydan, Al Barsha South and Jumeirah Village Triangle, right next to Jumeirah Village Circle (JVC), are among the busiest off-plan markets and have no metro today.
What the new metro stations mean for Dubai property investors
In our view, the timeline matters as much as the route. An off-plan property bought today near a future station will often be handed over between 2028 and 2030, just before or during the Blue Line's opening. For the Gold Line, the 2032 horizon leaves time to buy on a staged payment plan and have the property let before the line opens. In Dubai, individuals pay no tax on rental income or on property capital gains. Better transport links therefore feed straight into net income and resale appeal.

Being close to a station is not enough. We look first at the real walking distance to the station entrance, then at the handover date against the line's opening, the developer's track record and the asking price. In some projects marketed on their metro proximity, that advantage is already priced in. Al Jaddaf and Business Bay are established markets. International City, Al Warqa and Dubai Production City offer lower entry prices, with a different rental profile. No future price rise is guaranteed, and the right choice depends on your goal: yield, personal use or resale.
