SOLD by Ralph: a 480 m² four-bedroom apartment on the 91st floor of Six Senses Residences, Dubai Marina. Our client was looking for a second home that combined privacy and wellbeing. Already loyal to the Six Senses world, he found far more than an apartment here: an address suspended above the city, with Palm Jumeirah as a backdrop and every service of a tower designed around wellness. Congratulations to our client on this acquisition, and well done to Ralph for such tailored guidance. Looking for an exceptional residence in Dubai too? A 122-storey tower built around wellbeing
Six Senses Residences Dubai Marina is a Select Group project that will rise to 517 metres over 122 floors, making it the tallest residential tower announced worldwide. The developer plans completion in 2029: the unit sold on 9 October 2026 is therefore an off-plan purchase, paid through a payment plan up to handover.
The concept rests on the Six Senses signature: spaces dedicated to wellness, longevity and community living, spread across several amenity levels, with hotel-style service. Select Group and Six Senses had already worked together on Six Senses Residences The Palm, the brand's first standalone residence.
Why a buyer chooses the 91st floor of a branded residence
Our client's brief came down to two words: privacy and wellbeing. The testimonial published with the announcement sums it up: he wanted "a pied-à-terre in Dubai combining wellbeing and privacy". A 480 m² four-bedroom at this height meets that brief exactly: a floor area rarely found in an apartment, open views towards Palm Jumeirah and the sea, and services run by an operator he already knew.
This profile reflects a trend we see in Dubai Marina: international buyers who first buy a lifestyle and a brand, and only then an asset. If you are weighing this format against a villa, our guide to apartments, villas and townhouses in Dubai compares the logic behind each property type.
What it means for investors in Six Senses Residences Dubai Marina
For investors, this sale highlights three of Dubai's strengths. Individuals pay no tax on rental income or on property capital gains there, and Dubai Marina is a freehold area, open to full ownership by foreign buyers. A purchase at this price level may also open access to the Golden Visa, subject to the conditions set by the authorities at the time of application.
We do, however, encourage buyers to look closely at the points specific to off-plan: the developer's track record, the payment plan, the completion date scheduled for 2029 and the rules on resale before handover. With a branded property, service charges also need factoring in — higher than in a standard building, in return for the services. In this segment, resale value rests on scarcity: high floor, large floor area, Palm Jumeirah views. It is never guaranteed, though.
Lucretia supports this kind of acquisition from start to finish: unit selection, contract review, securing payments and follow-up through to handover. To place this project within a broader strategy, see our Invest in Dubai page; we study every case individually.
