Towers with a signature: the branded residences model

Seven of the ten towers in the ranking pair a developer with a hospitality, automotive, watchmaking or jewellery brand. These are branded residences: homes whose design, services and sometimes management carry the signature of a recognised house. In Dubai, this model has become a core part of the high-end segment, and Binghatti is one of its most active players, with three towers in this top 10.

The race for height follows a commercial logic too. A record-breaking tower becomes a visual landmark and gives an instantly recognisable address, which helps the project stand out on resale and in short-term letting. For a broader reading of current dynamics, our guide Dubai property market: trends and outlook puts these launches in context.

Downtown, Marina, Sheikh Zayed Road: established addresses

These skyscrapers are rising in the emirate's most sought-after districts, not on the outskirts. Downtown Dubai is home to Mercedes-Benz Places and Binghatti Skyblade, Dubai Marina to Six Senses Marina, and Sheikh Zayed Road to Burj Azizi. These addresses benefit from established rental demand, driven by business and leisure tourism.

Completion dates run from 2027 for Rixos Residences to 2031 for the latest. Buying today therefore commits an investor to several years of staged payments before handover.

What it means for investors

We see this ranking as useful information for any buyer: Dubai's ultra-prime supply is being renewed on first-rate locations, with developers and brands putting their reputations on the line. For an investor, an iconic tower offers a concrete selling point on resale and strong visibility for rentals. In Dubai, individuals pay no tax on rental income or on property capital gains; our guide to property taxation in Dubai sets out what an investor actually pays.

Height alone doesn't justify a purchase. On an off-plan project completing between 2027 and 2031, we review with our clients the developer's track record, the payment plan, the service charges specific to branded residences, pricing against neighbouring towers and the target rental profile, short or long term. The more iconic the project, the more the choice of floor, view and unit type weighs on the property's value.

If one of these projects catches your attention, Lucretia supports you from due diligence through to handover. To place these towers within an overall strategy, start with our Invest in Dubai page.

Frequently asked questions

Frequently asked questions

What is the tallest tower under construction in Dubai in 2026?
It is Burj Azizi, developed by Azizi Developments on Sheikh Zayed Road. The tower will reach 725 metres and 133 floors, with completion estimated for 2030. It will become the second-tallest tower in the world, behind Burj Khalifa.
Can you invest in these towers before completion?
Yes. All ten towers are off-plan projects, sold before completion with staged payments up to handover. The purchase commits the investor over several years, so the developer, timeline and payment plan need checking. Lucretia helps you assess each project in light of your situation.
Is a branded residence a better investment than a standard apartment?
A branded residence brings a recognised signature, premium services and strong visibility, all assets on resale and in letting. It usually comes with higher service charges and a higher entry price. The right choice depends on your goal: rental yield, personal use or long-term capital growth. Source: Original post on Instagram (@lucretia_immobilier) — 23 September 2026
