Crestlane City Walk: a development growing phase by phase since 2025

With this new phase, Crestlane continues the momentum that began in February 2025. Meraas first launched the initial two towers, Crestlane 2 and 3, with 394 homes in total, before releasing Crestlane 4 and 5 in December 2025. Phased launches are standard practice among Dubai's major developers. Each new release builds on the reception of the previous ones, and these new phases often offer the best entry windows.

The neighbourhood carries real weight here. City Walk is one of the few districts in Dubai designed for walking: shops, cafés and restaurants at street level, in an urban setting close to a European high street. It sits between the major business hubs of Downtown and the coastline, including the beaches of La Mer and Jumeirah.

Layouts and amenities designed for living

This phase covers a wide range of homes, from one-bedroom units to five-bedroom penthouses. It appeals as much to investors seeking an easy-to-let rental property as to families planning a move. According to Meraas, the homes offer:

  • generous volumes, with double-height living rooms in some layouts;
  • premium finishes and continuity between interiors and terraces;
  • open views over the development's park and water features.

On the amenities side, the residence features a private cinema, infinity pools around the buildings, sports courts, coworking spaces and a wellness hub with a gym and yoga studio. This level of amenities is what now distinguishes a premium development in Dubai's rental market. We explain this in detail in our guide Dubai property market: trends and outlook.

What it means for investors

For an investor, Crestlane brings together three strengths we look for in an off-plan project: a developer backed by Dubai Holding, a neighbourhood that is already built and lively rather than still under construction, and a range of layouts that can target several tenant profiles. One- and two-bedroom units suit long-term lets to professionals working in Downtown. Duplexes and penthouses are better suited to families or wealth-focused buyers. In Dubai, individuals pay no tax on rental income or property capital gains: our guide Property taxation in Dubai sets out the real costs of a purchase.

Before reserving, we review the following with our clients: the payment plan through to handover, the announced completion date, the orientation and floor of each unit, and how pricing compares with the earlier Crestlane phases released in 2025. In high-demand phases, the best units go quickly, so it pays to arrive prepared.

Lucretia can send you the full brochure, floor plans and up-to-date availability, and supports you from unit selection through to key handover. To place this project within a broader strategy, visit our page Investing in Dubai.
