This is the address for those chasing prestige and long-term capital gains. The catch: it also carries the lowest yield in the selection.

Jumeirah Islands — the established villa community

At Jumeirah Islands, the price comes out at AED 3,419/sq ft (catalogue listing) for a calculated gross yield of 4.2% per Bayut data. A mature, sought-after villa community, best reserved for wealth-preservation profiles — the yield stays low and liquidity is more of a niche.

Damac Hills — the best golf-villa yield

Damac Hills goes for AED 1,616/sq ft (March 2026), +2.1% over 12 months and +52.9% over 60 months, with rent at AED 105/sq ft/year and a calculated gross yield of 6.5% per Bayut data. The best yield compromise for a villa in a gated golf setting. The catch: distance from the centre.

Damac Lagoons — the highest yield

Damac Lagoons shows AED 1,579/sq ft (catalogue listing) and a calculated gross yield of 7.5% per Bayut data — the highest in the selection. The trade-off: a lagoon community still under development.

These villa areas are all freehold, open to foreigners since 2002 in Dubai's designated zones according to the Dubai Land Department. You own the property and the land with no time limit.

There's no regulatory size threshold: the "luxury" character comes from the premium freehold location, the developer's signature and the price per square foot — not from a minimum floor area. In practice, almost all of these areas exceed the AED 2M of the Golden Visa, which offers a more reliable entry-ticket benchmark than size.
