Off-plan vs ready property in Abu Dhabi: if you want rental income from day one, buy a completed home; if you are aiming for capital growth over a long horizon while paying in instalments, buy off-plan, which now dominates residential sales according to ADREC.
Neither option wins for everyone. It comes down to how much you need income, how long you can wait, and how comfortable you are with a construction timeline. The four criteria below lead to a verdict for each profile. Read them alongside our overview of the Abu Dhabi market.
Off-plan vs ready property in Abu Dhabi: the short answer
Ready property is for immediate income. Off-plan is for building wealth you pay for in stages.

| Criterion | Off-plan | Ready |
|---|---|---|
| Rent (criterion 1) | None until handover | Collected from transfer |
| Capital growth (criterion 2) | Price locked at launch, growth captured during construction | Bought at today's market price |
| Entry price and fees (criterion 3) | Developer payment plan in instalments | Paid in full or with a mortgage |
| Risk and timing (criterion 4) | A bet on plans, a developer and a date | What you see is what you get, but the building ages |
| Profile (final section) | Wealth building, long horizon | Immediate income, quick move-in |
The legal framework is the same: foreigners can own property in designated investment zones, including Reem Island, Yas Island and Al Saadiyat Island, according to DARI. The full map is in our guide to where to invest in Abu Dhabi.
The main difference is time. In our catalogue, completion dates run from 2013 to 2031. Louvre Abu Dhabi Residences, by Aldar Properties, has been complete since February 2025; The Row Saadiyat, on the same island, is not expected until January 2030.
Criterion 1: rental income now, or wait for handover?
A ready property can be let as soon as ownership is transferred, with a calculated gross yield of 6.8% on Reem Island and Al Maryah Island according to Bayut data (March 2026), against 5.8% on Yas Island and a market median of 5.7%.

These are gross figures: annual rent per sq ft divided by price per sq ft, before service charges and vacancy. They measure potential, not income actually received.
Off-plan, the meter stays at zero until handover. Al Ghadeer Parks is scheduled for June 2031 and Hudayriyat Golf Estates for August 2030. That means years without rent.
| District | Annual rent, ready property (AED/sq ft/year, Bayut) | Rent received off-plan during construction |
|---|---|---|
| Al Maryah Island (March 2026) | 138 | 0 |
| Yas Island (March 2026) | 112 | 0 |
| Reem Island (March 2026) | 102 | 0 |
| Al Rahah (February 2026) | 97 | 0 |
For 1,000 sq ft, Bayut's Reem Island rent comes to AED 102,000 a year for a ready property. In both cases that rent is untaxed: 0% personal income tax, according to the official UAE government portal. Our guides to property taxation and gross vs net yield go further.
Criterion 2: how much capital growth can each option deliver?
Off-plan has a growth lever of its own: the buyer locks in the price at launch and benefits from rising values in the district during construction. As a market benchmark, prices on Al Saadiyat Island rose +67.2% over 60 months according to Bayut (March 2026). That is a district-wide series, not the performance of any particular off-plan purchase.

A ready property is bought at today's price, but it keeps appreciating: in the first half of 2026, resale prices rose 20% year on year for apartments and 12% for villas, according to ADREC.
| District (Bayut, March 2026) | 36 months | 60 months | Calculated gross yield |
|---|---|---|---|
| Fahid Island | +186.4% | — | — |
| Al Jurf Gardens | +59.6% | +74.8% | 2.4% |
| Al Saadiyat Island | +39.8% | +67.2% | 4.3% |
| Yas Island | +43% | +58.9% | 5.8% |
| Reem Island | +37.3% | +44% | 6.8% |
The table shows the trade-off: the districts that have risen most are often those with the lowest rental yields. Al Jurf Gardens is up +74.8% over five years for a 2.4% gross yield; Reem Island, +44% for 6.8%.
The underlying drivers are covered in our guide to Abu Dhabi property market trends.
Criterion 3: entry price and fees, what each option costs
Among the projects we list, entry prices range from AED 500,000 to AED 2M, with a median of AED 1.5M across 17 projects with a published price. That is our catalogue, not the whole market.

The lowest entry price in this selection is a ready property; off-plan projects start higher.
| Project | Developer | Status | From | Completion |
|---|---|---|---|---|
| Oceanscape | DAMAC Properties | Ready | AED 500,000 | May 2013 |
| The District | Reportage Properties | Off-plan | AED 1.1M | June 2029 |
| Radiant Bridges | Radiant | Off-plan | AED 1.4M | May 2029 |
All three are on Reem Island. Within the same district, the price gap mostly reflects the building's age and standard.
Transfer fees are the same for both: 2% of the purchase price via ADREC/DARI, according to DARI, or AED 10,000 on the Oceanscape entry price. Only the timing of payment changes; our guide to property purchase costs sets them out.
The real difference is cash flow. Off-plan, the developer's payment plan spreads the outlay over stages; a ready property is paid in cash or with a mortgage, and 61% of ready purchases were paid in cash in the first half of 2026 according to ADREC. Our financing guide compares the two structures.
Criterion 4: risk and timing, what you see vs what you bet on
With a ready property, you buy what you see. Off-plan, you bet on plans, a developer and a completion date which, in our catalogue, stretch as far as December 2031.

| Risk | Off-plan | Ready |
|---|---|---|
| Conformity of the property | Possible gap between plans and the finished unit | Viewing and inspection before signing |
| Timing | Construction delays push back rental income | None: immediate handover |
| Counterparty | Developer's financial strength | Condition of the building and its management |
| Market | Price at handover unknown | Competition from new supply |
Timelines vary hugely from one project to the next. Kayan, by IMKAN Properties in Al Jurf Gardens, is expected in November 2026; Bab Al Qasr Beach Resort 77 not until December 2031. Payments go through an escrow account governed by Law No. 3 of 2015.
The developer is the first filter. Our catalogue covers 24 active developers, including Aldar Properties with 17 projects and Reportage Properties with 8. Before reserving, I always ask my clients to visit a building the same developer has already delivered. It is the best preview of what they will receive.
Older stock carries its own risk. A building completed in 2013, such as Marina Bay on Reem Island, competes with new supply for both tenants and buyers; our guide to selling a property in Abu Dhabi takes this into account.
Which should you choose for your profile?
The right choice follows from your goal: immediate income, wealth over five years or more, a Golden Visa, moving in yourself, or a combination.

Immediate income
A ready property on Reem Island or Al Maryah Island, the two districts with the highest calculated gross yields according to Bayut. Our selection of the best districts for rental yield narrows the choice.
Wealth over five years and more
Off-plan in a fast-growing district, for example in Saadiyat with The Row Saadiyat or Sei Saadiyat, due for completion in December 2030.
Golden Visa
The 10-year visa requires a minimum property investment of AED 2,000,000, according to the UAE government portal. Al Ghadeer Parks starts at AED 2M off-plan. Plan the timing with our guides to the property Golden Visa and the AED 2 million application process.
Resident moving in
Everything hinges on the completion date, which needs to match your arrival: see settling in and living in Abu Dhabi.
| Profile | Option | Typical district |
|---|---|---|
| Immediate income | Ready | Reem Island, Al Maryah Island |
| Long-term wealth | Off-plan | Al Saadiyat Island, Yas Island |
| Golden Visa | Either, depending on timing | Projects from AED 2M |
| Mixed | A ready unit for income + an off-plan unit for growth | Reem Island + Al Saadiyat Island |
Among my clients, a mix is often the calmest route: rent from the ready unit covers the construction instalments. Lucretia builds that balance with you, from selection through to handover.
