Buying property in Abu Dhabi follows a six-step process, from setting your budget to registering the title deed on the official DARI platform, and the transfer costs 2% of the purchase price. Foreigners buy freehold in designated investment zones, within a fully digital framework.
The route differs depending on whether you buy a ready property or an off-plan one. Each step below sets out what gets decided, what to check and where the two routes split. Lucretia stays with you at every step through to handover.
The Abu Dhabi property buying process at a glance: who can buy, and how does it work?
Any foreigner can buy in Abu Dhabi within the designated investment zones, including Reem Island, Yas Island and Al Saadiyat Island, according to DARI.

The ADREC buying and selling guide sets the rule. UAE nationals and public joint-stock companies buy in both investment and development zones. Other nationalities buy only in investment zones. Our guide to the legal framework for foreign ownership details the rights this rule gives you.
DARI, the platform run by ADREC (Abu Dhabi Real Estate Centre), is the common thread: listings, contracts, registration and title deeds are all handled there. Buying a ready property and buying off-plan share the same core path, then diverge from step 3.
| Step | Ready property | Off-plan purchase |
|---|---|---|
| 1. Budget and goal | Same: budget, rental or long-term wealth goal | |
| 2. Area | Same: price per sq ft and gross yield | |
| 3. Project and developer | Viewing of the existing property | Selection from plans, construction timeline |
| 4. Checks and signing | Condition of the property, seller's title | Payment schedule, handover date, contract |
| 5. Transfer | On signing | Contract registered, title on handover |
| 6. After the purchase | Rent from day one | Rent after handover |
Step 1 — Set your budget and goal (yield, capital growth or Golden Visa)
Across the projects we list in Abu Dhabi, entry prices range from AED 500,000 to AED 2M, with a median of AED 1.5M calculated on the 17 projects whose price can be displayed.

This benchmark helps frame an initial budget. It does not set your goal for you. An investor after rental income and one after capital growth will look at neither the same areas nor the same property types: decide before you start searching.
When the Golden Visa comes into play
The 10-year property Golden Visa requires a minimum property investment of AED 2,000,000, according to the official UAE government portal. That threshold changes the choice of property: the median ticket is not enough, so you need a larger unit or a more sought-after location.
Above AED 2M, our listings show "price on request". For a Golden Visa budget, ask for the exact price of each unit rather than relying on the advertised starting price. Our guide to the Abu Dhabi Golden Visa by property sets out the real budget and the pitfalls to avoid.
Step 2 — Choose the area: where do prices and gross yields stand?
According to Bayut data, the median price stands at AED 1,792/sq ft across 10 Abu Dhabi areas, with a median change of +6.1% over 12 months. Most readings date from March 2026; the most recent, for Al Hudayriat Island, dates from August 2026.

This gross yield divides annual rent per sq ft by price per sq ft. It accounts for neither service charges nor vacancy: our guide to Abu Dhabi rental yields by district explains how to move from this gross figure to a real net return.
| Area | Price (AED/sq ft) | Change | Calculated gross yield |
|---|---|---|---|
| Reem Island | 1,497 (March 2026) | +6.1% over 12 months | 6.8% |
| Al Maryah Island | 2,043 (March 2026) | +3.7% over 12 months | 6.8% |
| Yas Island | 1,922 (March 2026) | +6.3% over 12 months | 5.8% |
| Al Rahah | 1,691 (February 2026) | +6.2% over 12 months | 5.7% |
| Al Saadiyat Island | 2,714 (March 2026) | +67.2% over 60 months | 4.3% |
| Al Jurf Gardens | 1,603 (March 2026) | +59.6% over 36 months | 2.4% |
| Fahid Island | 3,844 (March 2026) | +186.4% over 36 months | not published |
| Ghantout | 1,546 (March 2026) | +50.2% over 36 months | 3.9% |
| Al Bahyah | 858 (April 2026) | +44.4% over 12 months, −8.6% over 36 months | 5.2% |
| Al Hudayriat Island | 1,792 (August 2026) | +15.6% over 12 months | not published |
The first four rows are yield profiles. Saadiyat, Fahid and Al Jurf Gardens have mainly delivered capital growth, with lower rent relative to price.
Al Bahyah shows that a sharp one-year rise can mask a three-year decline. Always compare several time horizons before drawing conclusions: it is one of the mistakes to avoid when investing in Abu Dhabi.
Step 3 — Select the project and the developer
We list 69 projects in Abu Dhabi, backed by 24 active developers, with handovers spread from 2013 to 2031.

Two names lead our selection: Aldar Properties, with 17 projects, and Reportage Properties, with 8. The rest of the developer directory deserves the same attention, provided you review each one's delivery track record.
Ready property: you buy what you see
Oceanscape, by DAMAC Properties on Reem Island, has been completed since May 2013, from AED 500,000. Louvre Abu Dhabi Residences (Aldar, Saadiyat) has been completed since February 2025.
Sitting between the two routes, Kayan, by IMKAN Properties in Al Jurf Gardens, is expected in November 2026: a short wait.
Off-plan: a gentler ticket, a delay to accept
- Al-Reeman Gate (Al Shamkhah): from AED 900,000, handover in March 2028.
- The District (Reportage, Reem Island): from AED 1.1M, handover in June 2029.
- Naseem Al Jurf (IMKAN, Al Jurf Gardens): from AED 1.1M, handover in June 2028.
Our catalogue of Abu Dhabi projects shows the developer and handover date for each development.
Step 4 — Check the property and sign: what to verify before committing?
Before signing, check that the project is registered with ADREC: registration of development projects falls under Law No. 3 of 2015 regulating the real estate sector, according to the ADREC FAQ.

Next, confirm that the unit lies within an investment zone and appears on DARI. For a resale, Madhmoun, the public shared-listings service, lets you check that a listing is official. On an off-plan purchase, ADREC supervises the escrow accounts that receive your payments.
Timeline and exact price
On a project such as The Artery Residences (IMKAN, Reem Island), from AED 1.8M with handover in December 2029, the payment schedule stretches over several years. Every instalment should be tied to a construction milestone written into the contract.
If you are targeting the Golden Visa, a "from AED 2M" price like Al Ghadeer Parks (Al Layyan) or Pearl Beach View (Al Rahah) is not proof enough. That price is rounded: get written confirmation that the unit price actually meets the required threshold.
What the contract must state
The SPA must name the developer, identify the unit unambiguously and set the handover terms. What I see most often among off-plan buyers: they compare starting prices and overlook the payment schedule, even though that is what drives their cash flow.
Step 5 — Transfer of ownership and its costs
Transferring ownership in Abu Dhabi costs 2% of the purchase price, paid through ADREC and DARI, according to DARI.

Registration of the title deed on DARI marks the end of the purchase. According to the ADREC guide, the transaction is completed by appointment at a DMT centre.
When the transfer happens on each route
For a ready property, the transfer takes place on signing. For an off-plan purchase, the sale is first registered through DARI's "Off-Plan Unit Buy & Sell Registration" service. You enter the sale date, completion date and price, then attach the payment plan and the SPA.
The final title follows handover. Our dedicated guide covers each step to reserve and register an off-plan property. Lucretia prepares the documents, attends the appointment and checks the registration right up to handover.
Step 6 — After the purchase: renting out and understanding tax
Once you own the property, you pay no tax on rental income or capital gains: personal income tax is 0% in the UAE, according to the taxation section of the official UAE portal.
According to Bayut data from March 2026, annual rent reaches AED 138/sq ft on Al Maryah Island, AED 117/sq ft on Al Saadiyat Island, AED 112/sq ft on Yas Island and AED 102/sq ft on Reem Island. In Al Rahah, it stands at AED 97/sq ft (February 2026).
These rents are used to calculate a gross yield. Before setting your rent, estimate your own net figure: service charges, management fees and void periods. Our guide to property management for your Abu Dhabi rental covers each of these items.
Before letting, ask for the name of the building's management company and its building rules: since the reform outlined in the "What has changed" box, it is your day-to-day point of contact (Arabian Business on the new property laws).
If your registered investment reaches the threshold covered in step 1, you can apply for the Golden Visa. To go further, our invest in Abu Dhabi page presents the market and our services, from rental management to wealth planning.
On the ground, I see that clients who prepare their letting before handover rent out faster and negotiate with more confidence.
