To sell property in Abu Dhabi, you go through five steps, from valuation to registration of the new title deed, and since 14 October 2025 the whole transaction can be completed online, according to Zawya. Owners living abroad no longer need to fly back to sign.
An investment is truly judged at resale. Yet the sale is rarely prepared as carefully as the purchase. Lucretia knows the secondary market from the inside: we help you set the right price, reach the right buyers and secure the transfer all the way to payment.
Selling property in Abu Dhabi: the process at a glance
An individual selling in Abu Dhabi keeps the full gain: personal income tax is 0%, with no tax on rent or on capital gains, according to the official UAE government portal. Once transaction costs are paid, the sale price is yours with no local tax withheld.

The process has five steps and ends with registration of the new title deed on DARI, the platform of ADREC (Abu Dhabi Real Estate Centre).
| Step | What's at stake | Who's involved |
|---|---|---|
| 1. Decide | Measure the unrealised gain and compare it with the rent | Seller, adviser |
| 2. Set the price | Floor area × district price per sq ft, then adjustments | Seller, agent |
| 3. Prepare the file | Title deed, service charges, lease, visa status | Seller |
| 4. Find the buyer | Permitted listing, viewings, negotiation | Agent, buyer |
| 5. Transfer | Contract, registration, new title deed | Seller, buyer, ADREC/DARI |
This guide covers the resale of a completed property. Assigning a contract before handover follows different rules, set out in our guide to selling off-plan before handover; the basics of buying off-plan are in our guide to buying off-plan in Abu Dhabi. The buyer's side is described in the property buying process in Abu Dhabi.
Step 1 — What is your unrealised gain before deciding to sell?
Before selling, measure your unrealised gain over your actual holding period: over 12 months, prices moved +6.1% at the median across 10 Abu Dhabi districts, according to Bayut data. This median combines series ending in different months by district (February to August 2026), as the last column of the table shows. Then compare your district with this benchmark, and with its own history.

| District | 12 months | 36 months | 60 months | Bayut series |
|---|---|---|---|---|
| Reem Island | +6.1% | +37.3% | +44% | March 2026 |
| Al Saadiyat Island | +4.1% | +39.8% | +67.2% | March 2026 |
| Yas Island | +6.3% | +43% | +58.9% | March 2026 |
| Al Bahyah | +44.4% | −8.6% | +116.2% | April 2026 |
| Fahid Island | +1.8% | +186.4% | — | March 2026 |
| Al Hudayriat Island | +15.6% | +3.5% | — | August 2026 |
The picture changes with the time horizon. In Al Bahyah, the 12-month rebound masks a 36-month decline: a buyer who came in three years ago is not necessarily ahead. Fahid Island made most of its gains over three years and is slowing. Al Hudayriat Island, by contrast, is accelerating this year.
What I see with my selling clients: they remember the 12-month figure and forget their own purchase date. Yet that date is what determines the real gain.
Then comes the choice between selling and holding. The median calculated gross yield is 5.7% across 8 districts according to Bayut, before charges and vacancy. Our guide to rental yields in Abu Dhabi breaks it down district by district.
Step 2 — Setting a credible asking price from the price per sq ft
A credible price is the floor area multiplied by the district price per sq ft, then adjusted for floor, view and condition. The median market price is AED 1,792/sq ft across 10 districts, according to Bayut series.

Sale price per sq ft, according to Bayut data (month of each series):
- Al Bahyah: AED 858 (April 2026), the lowest entry point in the series.
- Reem Island: AED 1,497 (March 2026).
- Ghantout: AED 1,546 (March 2026).
- Al Jurf Gardens: AED 1,603 (March 2026).
- Al Rahah: AED 1,691 (February 2026).
- Yas Island: AED 1,922 (March 2026).
- Al Maryah Island: AED 2,043 (March 2026).
- Al Saadiyat Island: AED 2,714 (March 2026).
- Fahid Island: AED 3,844 (March 2026), the top of the range.
Take a 1,000 sq ft apartment on Reem Island. At AED 1,497/sq ft (Bayut, March 2026), its starting value comes to AED 1,497,000, roughly AED 1.5M before adjustments. The 2% transfer fee (DARI) would then be about AED 30,000.
A property on Reem Island or in Al Rahah therefore sits below the market median, one on Yas Island or Saadiyat above it. Adjustments remain qualitative. A high floor, an open view or a recent renovation push the price up. A ground floor with no view or work to be done pull it down.
Step 3 — Preparing the property and the file: existing lease, Golden Visa, sales pitch
If your 10-year Golden Visa rests on this property, selling it can take your property investment below the AED 2,000,000 threshold, where the rest of your UAE property holdings fall short of that amount, according to the Golden Visa page of the u.ae portal. To keep your status, plan your reinvestment before signing: our guide to the Abu Dhabi Golden Visa by property details the threshold and the pitfalls, and our guide to financing a property purchase in Abu Dhabi covers funding.

Selling tenanted: the yield becomes a selling point
With an investor buyer, an existing lease sells. They are buying immediate income, which you quantify in the listing using Bayut rents (same month as prices, March 2026):
| District | Annual rent (AED/sq ft) | Calculated gross yield |
|---|---|---|
| Al Maryah Island | 138 | 6.8% |
| Reem Island | 102 | 6.8% |
| Yas Island | 112 | 5.8% |
| Al Saadiyat Island | 117 | 4.3% |
| Al Jurf Gardens | 39 | 2.4% |
These yields are gross, before charges and vacancy. Saadiyat and Al Jurf Gardens sell more on lifestyle and long-term asset value, and a vacant property there often appeals more to a buyer who wants to live in it.
Documents to gather before listing
- The title deed, available on DARI: the agency needs it to get the listing approved.
- An up-to-date statement of service charges, essential to sell without a block (rule detailed in the "What has changed" box, per Arabian Business).
- The current lease and its expiry date: an investor buyer reads their income in it, an owner-occupier their move-in date.
Step 4 — Finding the buyer: who buys, and how much competition from new builds?
Foreigners can buy in designated investment zones such as Al Reem, Yas or Saadiyat, according to DARI. A property in these zones therefore targets buyers worldwide, while one outside reaches a narrower pool. These areas are covered in our guide where to invest in Abu Dhabi.

Before going live, your listing must obtain an ADREC Madhmoun permit, which verifies ownership, the agency, location and floor area, according to The National. A permitted listing inspires confidence: an asset with cautious buyers.
Competition from new builds
Among the projects we list, 69 published projects from 24 developers, entry prices range from AED 500,000 to AED 2M, with a median of AED 1.5M, and handovers span 2013 to 2031.
On Reem Island, buyers compare your property with The District by Reportage Properties (from AED 1.1M), Radiant Bridges by Radiant (from AED 1.4M) or The Artery Residences by IMKAN Properties (from AED 1.8M).
Your edge is timing. A completed property can be let from signing, whereas Sunstone won't be handed over until December 2028 and Radiant Terrace until August 2029.
Step 5 — Signing and transferring ownership through DARI
The transfer of ownership is registered with ADREC via DARI, with a fee of 2% of the sale price according to DARI, after which the new title deed is issued to the buyer.

- Agreement on price and terms: transfer date, what happens to the lease, how costs are split.
- Signing of the sale contract between seller and buyer.
- Online registration via TAMM and UAE Pass: mortgage release if there is one, verification by an ADREC Trustee by video call, digital signature, then payment into an escrow account held and managed by ADREC, including for a seller abroad.
- Issue of the new title deed to the buyer.
No rule sets who pays the transfer fee: seller and buyer negotiate it, then put it in writing in the sale contract.
The price paid comes to you free of local capital gains tax, as noted above. One point I always stress with clients: have the contract reviewed before starting registration. A vague clause on costs or on the vacating date is harder to fix once the transfer is under way.
The resales I see close fastest are the ones where the seller had the file ready before the very first viewing.
