Al Jurf property sales reached a new milestone on 18 October 2026, when we published a carousel on our Instagram account @lucretia_immobilier. It announced that Lucretia has sold AED 220 million, or €52 million, at Al Jurf, the coastal residential project by Abu Dhabi developer IMKAN. These sales cover 49 units. It all started in 2022. Sofiane, from our team, was looking for beautiful beaches along the road to Abu Dhabi. That is how he came across Al Jurf, a project still very much under the radar. He first invested there personally. He then opened the project to our clients, in collaboration with IMKAN.

€52 million (AED 220M) in sales, 49 units, and the award for best agency at Al Jurf. 🏆 It all began in 2022, on the road to Abu Dhabi. Sofiane was simply looking for beautiful beaches, and his curiosity led him to Al Jurf, a project nobody was talking about yet. 🌿 Won over by this extraordinary place, he first invested there himself, before opening it to our clients in collaboration with IMKAN. Between Dubai and Abu Dhabi, Al Jurf means 3.4 km of unspoilt beaches and a nature reserve where gazelles and sea turtles roam free. A rare place that people will keep talking about. Thank you to our clients for their trust, and to the whole Lucretia team. 🙏 Let's write the next chapter together 📩 Send us a DM. #AlJurf #InvestirADubai #AbuDhabi #ImmobilierDubai #LucretiaImmobilier

Al Jurf property: a riviera between Dubai and Abu Dhabi
Al Jurf is a beachfront residential community built by IMKAN. It lies in the Ghantoot natural area, on the Abu Dhabi side, just past the Dubai border. The project targets a specific use: second homes and holiday villas. A far cry from tower apartments in central districts.
Our post highlights what makes the site unique: 3.4 km of unspoilt beaches and a nature reserve where gazelles and sea turtles roam free. The project is being developed in phases. The Naseem Al Jurf sign, visible in the carousel, refers to one of the communities currently under development.
What 49 sales in four years reveal
AED 220 million for 49 units works out at an average of more than AED 4.4 million per property. These figures place Al Jurf in the high-end villa segment. They also show that an international clientele has been following the project steadily since 2022.
This success reflects a deeper trend in the UAE market: demand is shifting towards low-density products with access to the beach and nature. In Dubai, seaside districts such as La Mer benefit from the same appetite. For an overview of prices and volumes, see our guide Dubai property market: trends and outlook.
What to check before buying at Al Jurf
- The governing emirate: Al Jurf falls under Abu Dhabi. Registration, transfer fees and the rules for foreign buyers are therefore handled by the Abu Dhabi authorities, not the Dubai Land Department.
- The phase and timeline: on a project delivered in phases, the payment plan and handover date vary from one community to another.
- The intended use: you can buy to live in, to let seasonally or to resell. Each strategy calls for a different choice of unit type and location within the project.
What it means for investors
For an investor, Al Jurf combines two strengths: the scarcity of a preserved coastline and the tax framework of the United Arab Emirates. Individuals pay no tax on rental income or on property capital gains there. Our guide Property taxation in the UAE: what an investor really pays details the costs you still need to budget for. The project is aimed first at those looking for a long-term asset and a place to live. Rental yield depends on seasonality, management approach and the phase purchased: we never announce it in advance.
Our value lies in being on the ground. We spotted Al Jurf before anyone else, invested there ourselves, and work directly with IMKAN. So we know which communities suit which profile, which locations hold their appeal best on resale, and how to secure each payment instalment.
