Abu Dhabi or Dubai: where to invest in property for your investor profile

Yield, capital growth, entry price, tax framework and new-build supply: five criteria for choosing between Abu Dhabi and Dubai. Every figure is sourced, district by district.

On this page

In the Abu Dhabi vs Dubai property investment question, the right answer depends on your investor profile. Abu Dhabi's strengths can be measured: a calculated gross yield reaching 6.8% on Reem Island and a +186.4% rise over 36 months on Fahid Island (Bayut, March 2026). The market recorded AED 117 billion in transactions in the first half of 2026, up 112% in value year on year, according to the Abu Dhabi Real Estate Centre (ADREC).

Dubai remains a benchmark market, with its own pricing logic. We compare the two emirates on concrete decision criteria, with figures for Abu Dhabi. We attribute no figure to Dubai that we cannot source.

Abu Dhabi vs Dubai property investment: where to invest for your goal

If you are after a high gross yield at a moderate entry price, or capital growth on an upscale island, Abu Dhabi delivers: the median price stands at AED 1,792/sq ft and the median calculated gross yield at 5.7% across 8 districts, according to Bayut data (latest data point: August 2026).

Over 12 months, the median price change reaches +6.1% across 10 districts, again according to Bayut. Yield plays out on Reem Island and Al Maryah Island. Capital growth plays out on Al Saadiyat Island and Fahid Island.

Five criteria separate the two emirates: yield, capital growth, entry price, tax framework and new-build supply. For a zone-by-zone breakdown, see our guide to the Abu Dhabi areas open to foreign buyers.

Criterion 1 — What gross rental yield can you target in Abu Dhabi compared with Dubai?

In Abu Dhabi, calculated gross yield ranges from 2.4% in Al Jurf Gardens to 6.8% on Reem Island and Al Maryah Island, according to Bayut data (March 2026).

Al Saadiyat Island1174.3%March 2026
Ghantout613.9%March 2026
Al Jurf Gardens392.4%March 2026

Rental demand is keeping pace. ADREC, in its market report for the first half of 2026, measures 95% occupancy and new-lease apartment rents up 17% year on year.

The gap between Abu Dhabi districts matters more than the contrast between emirates. So choose the district before the emirate. The difference between gross and net yield is explained in the glossary, and our guide to rental yields in Abu Dhabi covers the ranking in detail.

Criterion 2 — Capital growth: where have Abu Dhabi prices risen most?

Fahid Island shows the strongest growth in Abu Dhabi, at +186.4% over 36 months and +1.8% over 12 months, according to Bayut data (March 2026).

Even so, Al Hudayriat Island is drawing attention: according to ADREC, the island led residential sales in the first half of 2026 with AED 19 billion, or 27% of total value.

The trade-off is clear. The fastest-rising districts, such as Al Jurf Gardens and Saadiyat, show the lowest gross yields from the previous criterion: you pay for appreciation, not rent.

With my clients, I often see the same mistake: choosing a district on its past growth, then being surprised when rents don't follow. I always ask them to decide first between income and wealth building.

Criterion 3 — Entry price: how much do you need to invest in Abu Dhabi?

Entry prices in Abu Dhabi range from AED 858/sq ft in Al Bahyah (April 2026) to AED 3,844/sq ft on Fahid Island (March 2026), according to Bayut data.

Across the projects we list, entry prices range from AED 500,000 to AED 2M, with a median of AED 1.5M (17 projects with a publishable price).

What I see on the ground: buyers used to Dubai often underestimate how much choice Abu Dhabi offers below our catalogue's median.

Criterion 4 — Tax, fees and Golden Visa: what both emirates share and what is specific to Abu Dhabi

Tax doesn't separate the two emirates: in the UAE, individuals pay 0% tax on rental income and on capital gains, according to the official UAE government portal.

The same goes for residency: the official Golden Visa requirements open a 10-year visa from AED 2,000,000 of property investment.

What is specific to Abu Dhabi

Transfer fees amount to 2% of the purchase price, paid via ADREC and the DARI platform. Foreign ownership is permitted in designated investment zones such as Al Reem, Yas and Saadiyat. According to ADREC, 8 newly approved zones bring the total to 50, open to all nationalities.

Criterion 5 — New-build supply and developers: the choice available in Abu Dhabi

Abu Dhabi already offers wide choice: we list 69 projects from 24 active developers, with handovers from 2013 to 2031.

Abu Dhabi or Dubai: which to choose for your profile

No emirate wins for everyone: Abu Dhabi serves both yield-focused and wealth-building profiles, and the AED 2,000,000 Golden Visa applies in both.

My clients who diversify rarely buy in both emirates in the same year: they start with the market that serves their main goal. Lucretia supports you on the ground, from selection to management, and our page dedicated to investing in Abu Dhabi sets out our full offering.

Frequently asked questions

Frequently asked questions

Are Bayut price series for Abu Dhabi and Dubai comparable?
They use the same unit, AED per sq ft, and follow a monthly cadence. But the latest available data point varies by district: in Abu Dhabi, it ranges from February 2026 for Al Rahah to August 2026 for Al Hudayriat Island. Before comparing two figures, align the month and the property type.
Is a yield quoted by a Dubai agent calculated the same way as the gross yield shown here?
Not necessarily. A "quoted" yield is often based on the expected rent for a specific property, and is sometimes already net of certain costs. Our figure divides Bayut annual rent per sq ft by Bayut price per sq ft, with no costs deducted. Always ask for the formula and the lease used as reference.
Can properties in both emirates be combined to reach the Golden Visa threshold?
The official portal sets the threshold at AED 2,000,000 of property investment. Whether several properties can be combined, particularly across two emirates, depends on the authority processing the application and is assessed case by case. We review this with you before any reservation, as part of our tailored support.
Does a developer active in both emirates offer the same payment plans in Abu Dhabi as in Dubai?
No. The payment schedule is set project by project, and each emirate applies its own buyer protection rules. At DAMAC Properties, for example, Oceanscape has been completed since May 2013 and is bought as a ready-to-let property, with no construction payment plan. Before reserving, have the off-plan contract reviewed in light of Abu Dhabi's rules.
Does a property in Abu Dhabi resell as quickly as in Dubai?
No official resale-time statistic allows the two emirates to be compared. Abu Dhabi's secondary market remains active: according to ADREC, 61% of secondary-market purchases were paid in cash in the first half of 2026. Over the same period, apartment resale prices rose 20% year on year. Resale time depends mainly on the district and the asking price.
Can a Dubai-based agency manage a property in Abu Dhabi?
Yes, provided the agency is licensed to operate in Abu Dhabi and knows the local lease registration rules. The market is sizeable: ADREC counts 233,000 active residential leases in the first half of 2026. Check that the mandate covers tenant search, lease registration and rent collection.
