- Step 5 — From construction to handover: when does an off-plan property start paying?
Off-plan registration in Abu Dhabi happens in two stages: you first sign a booking form with the developer, who then registers the sale on the official platform, which charges 2% of the freehold contract value plus AED 450 in electronic administrative fees, according to DARI. The process is fully digital and tightly regulated, which makes it both safe and fast for an international buyer.
The framework changed significantly in 2025 and 2026: booking deposits are now tracked by the state, and the rules on contract termination are set out in black and white. Here is how the process works today, with the checks Lucretia applies to every file, from the first deposit to the title deed.

A foreign buyer can book and then register an off-plan property in designated investment zones such as Reem Island, Yas Island or Al Saadiyat Island, according to the DARI land platform. Eligibility is explained in our guide to buying off-plan in Abu Dhabi.
The key distinction is simple. The booking is a commercial commitment between you and the developer. Registration on DARI, under ADREC's authority, makes your purchase enforceable against everyone: it is the local equivalent of Dubai's Oqood.
| Step | Who acts | Document obtained | Legal standing |
|---|---|---|---|
| 1. Prepare | You, your adviser | Budget and target area | None |
| 2. Verify | You, your adviser | Project and developer file | None |
| 3. Book | Developer, agent | Booking form and deposit receipt | Commercial commitment |
| 4. Sign and register | Developer, DARI / ADREC | Sale contract and registration certificate | Enforceable |
| 5. Track construction | Developer, you | Handover report, final title deed | Full ownership |
For a completed property, the process is different: it is covered in the property buying process in Abu Dhabi.
Step 1 — Preparing your booking: what budget, which area?
Across the 69 projects we list in Abu Dhabi, entry tickets range from AED 500,000 to AED 2M, with a median of AED 1.5M across the 17 projects with a published price, from 24 active developers. These are orders of magnitude from our catalogue, not the whole market.

If residency is part of your plan, set the threshold now: the 10-year property Golden Visa requires a minimum investment of AED 2,000,000, according to the official UAE government portal. Al Ghadeer Parks and Pearl Beach View both start from AED 2M. The finer points of the application are covered in our guide to the property Golden Visa in Abu Dhabi.
A price benchmark before any viewing
The median price stands at AED 1,792/sq ft across 10 neighbourhoods, according to Bayut data (August 2026). Keep this figure in mind when judging an offer; the detailed comparison is in where to invest in Abu Dhabi.

Step 2 — What to check on the project and developer before paying the deposit
Before any payment, check three things: the actual construction stage, the developer's track record and whether the price is consistent with the neighbourhood. In our catalogue, completion dates span 2013 to 2031, so every date needs reading carefully.

A concrete example: Oceanscape, completed in May 2013, is a finished property. Kayan, expected in November 2026, is in the final stages of construction. Al Ghadeer Parks, scheduled for June 2031, is an off-plan bet in the fullest sense.
On the developer side, history speaks. Aldar Properties has 17 projects published with us, Reportage Properties 8 and IMKAN Properties 5.
For pricing, divide the asking price by the floor area. The Artery Residences, from AED 1.8M and due in December 2029, should be compared with Reem Island's AED 1,497/sq ft, according to Bayut data (March 2026).
What I see with my clients: they spend hours comparing floor plans but forget to ask who the master developer is and who the sub-developer is. Yet that is the first question I ask.
Step 3 — Booking: the form, the deposit and the payment schedule
The booking form, often called an EOI or booking form, fixes the unit, the price, the announced payment schedule and the withdrawal terms; it is never a title deed. On a new project, your deposit now follows the public channel described in the "What has changed" box, according to Khaleej Times.

For you, this means two new habits. Ask the developer to confirm that your EOI is registered on Madhmoun. And pay the deposit only into the designated escrow account, never into a commercial account. Your money is traceable from day one.
Matching the booking to completion
Take Radiant Terrace, by developer Radiant: from AED 1.5M, exactly our catalogue median, with completion in August 2029. Booking here means aligning your savings and rental plans with that horizon.
Securing the right unit
- Unit number: it must appear identically on the form and then on the contract.
- Area in sq ft: this determines your real price per sq ft.
- Orientation and floor: they affect rent and resale.
- Named deposit receipt: without it, no claim is possible.
The breakdown of instalments is detailed in our guide to payment plans.
Step 4 — Signing the SPA and completing off-plan registration on DARI
The sale and purchase agreement (SPA) replaces the booking and must be registered by the developer with the DMT within 21 days of the effective sale date, or face an AED 10,000 penalty, according to the DARI page on off-plan sale registration.
Reread three clauses before signing: the completion date, late penalties on both sides, and the tolerance on delivered floor area.
Registration is done online. The developer enters the sale date, completion date, price, paying party, payment plan and broker; the DMT approves, then the designated party pays via "Pay now", according to DARI online help. You then receive a registration certificate.
On the AED 1.5M median, that 2% comes to AED 30,000; on an AED 2M ticket, AED 40,000, plus AED 450 in electronic fees in both cases. The full entry cost is broken down in our guide to buying costs in Abu Dhabi.
Keep the certificate and signed contract safe: you will need them for the Golden Visa, a resale or a mortgage. Once 50% of the price is paid, you can now mortgage your rights during construction.
I always ask for the draft contract before the signing appointment. Read calmly, it reveals the discrepancies with the booking form that nobody spots at the moment of signing.

Step 5 — From construction to handover: when does an off-plan property start paying?
The property starts generating income at handover, and on Reem Island the calculated gross yield reaches 6.8%, against 5.8% on Yas Island, before charges and vacancy, according to Bayut data (March 2026).

Until then, you pay instalments as construction progresses. At handover, carry out a thorough inspection and record every defect in writing: this is snagging. The off-plan registration then gives way to the final title deed.
Prepare the letting before handover to cut the weeks without a tenant. Our guide to property management in Abu Dhabi sets out the options.
Rental income and capital gains on resale are not taxed for individuals, according to the UAE tax portal. Details are in our guide to property taxation in Abu Dhabi.
