Before handover, an off-plan property is resold by assigning the contract, registered on DARI. This guide covers the fees, how the money is split, a worked example on Reem Island and the pitfalls to avoid.

To sell off-plan property before handover in Abu Dhabi, you assign your off-plan purchase contract, in a market where off-plan accounted for 89% of sales value in the first half of 2026, according to ADREC. Buyers are there: in Q1 2026, real estate transactions reached AED 66 billion, up 160.7%, the best quarter on record.
Assigning a contract before handover is still a technical exercise: you need the developer's consent, official registration, a precise split of the money and the right timing. Lucretia advises you on when to assign and on what terms, drawing on a data-driven reading of the Abu Dhabi property market.
Can you sell off-plan property before handover in Abu Dhabi?
Yes. An off-plan property can be resold before handover by assigning the off-plan contract, registered on DARI for 2% of the sale price for a freehold property, according to DARI's "Off-Plan Unit Buy & Sell Registration" service. The developer must approve the assignment before it is registered.

This rate comes from ADREC's registration rules: Article 19, Section 4, treats an assignment like a sale. For a Musataha right, the rate is 1%. Add AED 400 in electronic administrative fees, excluding 5% VAT, plus AED 50 in filing fees.
You are selling rights, not a title
This is the key difference from a completed property. You are not selling a title deed: you are assigning your rights under the contract and the share of the payment plan already paid. Selling a completed property follows a different route, set out in our guide to selling a completed property in Abu Dhabi.
Your buyer must also be eligible to buy. Foreigners can own property in designated investment zones such as Al Reem, Yas and Saadiyat, according to DARI. The legal framework for foreign ownership sets out these zones. The 2% sits within the wider buying costs in Abu Dhabi.
How is the money split in an off-plan contract assignment?
Three sums change hands in an off-plan assignment: the buyer reimburses the seller for what has already been paid to the developer, pays any premium, then takes over the remaining payment plan owed to the developer.

| Sum | Paid by | Paid to | What it represents |
|---|---|---|---|
| Reimbursement of payments | Buyer | Seller | Instalments already paid to the developer |
| Premium | Buyer | Seller | The seller's gain, freely negotiated |
| Payment plan balance | Buyer | Developer | Instalments still due under the contract |
Money paid to the developer is protected: Law No. 3 of 2015 prohibits any off-plan sale without an escrow account opened for the project. The buyer takes over the remaining schedule exactly as the contract sets it out. Our guide to payment plans explains how it works.
For an individual seller, the premium is not taxed: in the UAE, income and capital gains tax is 0%, according to the official UAE government portal. A dedicated guide explains why rental income and capital gains are not taxed.
That leaves the developer's consent. Its conditions are set out in the sale and purchase agreement: read them line by line before you list the unit.
Among my clients, the costliest mistake is discussing a single overall price with a buyer without separating these three sums. The negotiation gets muddled and the premium shrinks.
Worked example: assigning a 1,000 sq ft apartment on Reem Island before handover
For 1,000 sq ft on Reem Island, the starting figure is AED 1,497,000, based on a price of AED 1,497/sq ft according to Bayut data (March 2026).

This is a simulation, not a forecast. If prices moved as they did over the past twelve months, +6.1% according to Bayut data (March 2026), the property would be worth around AED 1,588,317. The gap would therefore be around AED 91,317.
| Item | Amount | Paid by |
|---|---|---|
| Purchase price (1,000 sq ft × AED 1,497) | AED 1,497,000 | Seller, at purchase |
| Transfer fee at purchase (2%) | ≈ AED 29,940 | Seller, at purchase |
| Theoretical value at assignment (+6.1%) | ≈ AED 1,588,317 | — |
| Assignment registration fee (2%) | ≈ AED 31,766 | Negotiable |
| Gross gain | ≈ AED 91,317 | — |
Who pays the assignment fee changes everything. If the buyer covers it, the seller keeps around AED 61,377 after deducting their own purchase costs. If the seller pays it, only around AED 29,611 is left, before fixed administrative fees.
The DARI sale guide uses the higher of the sale price and the valuation. A low assignment price does not necessarily reduce the fees.
On the island, among the projects we list, The Artery Residences, developed by IMKAN Properties, starts at AED 1.8M with handover in December 2029. Radiant Terrace starts at AED 1.5M with handover in August 2029.
At what stage of construction should you sell?
The earlier you sell, the less time the price has to rise: on Reem Island, prices are up 37.3% over 36 months and 44% over 60 months according to Bayut data (March 2026), far more than over one year.

Handover close: the buyer takes over an almost finished property
Take two near-term handovers from our catalogue: Kayan, in Al Jurf Gardens, due in November 2026, and Ohana By The Sea, due in January 2027. The buyer can see the building and judge how long is left.
They can also finance the takeover through the pre-handover mortgage available since September 2026, whose terms are set out in the "What has changed" box (source: Arabian Business). A unit that is already half paid becomes easier to sell.
Handover far off: the buyer is betting on construction
Al Ghadeer Parks, by Aldar Properties, is due in June 2031, and Bab Al Qasr Beach Resort 77 in December 2031. Here the buyer accepts several years of construction, so they ask for a lower premium.
As handover approaches, future rent becomes a selling point. Calculated gross yield reaches 6.8% on Al Maryah Island, with a median of 5.7% across 8 districts according to Bayut data. These figures exclude service charges and vacancy periods.
On the ground, I see investors ask for the handover date before they even ask the price.
The districts that best support an off-plan resale
An off-plan resale is easier to negotiate where prices rise at least as fast as the market: a median of +6.1% over 12 months across 10 districts, for a median price of AED 1,792/sq ft, according to Bayut series (latest data point: August 2026).

| District | 12 months | 36 months | Data date | Takeaway |
|---|---|---|---|---|
| Al Bahyah | +44.4% | −8.6% | April 2026 | Sharp recent rise, volatile prices |
| Al Hudayriat Island | +15.6% | +3.5% | August 2026 | Recent rise |
| Fahid Island | +1.8% | +186.4% | March 2026 | Growth mostly behind it |
| Al Jurf Gardens | +5.4% | +59.6% | March 2026 | Growth mostly behind it |
A recent rise helps the seller, provided the buyer still believes in it when signing. Where the growth is already behind, the premium is harder to negotiate: the buyer knows most of the gain has happened.
The volume of new supply matters too. Reem Island is the district where we list the most off-plan projects, ahead of Al Saadiyat Island and Al Rahah. Plentiful supply draws many buyers, but it also means more units competing with yours.
The pitfalls of selling off-plan before handover
The first pitfall is competition from the developer, who may still be selling new units in the same project on their own payment plan. Among the projects we list, there are 69 projects and 24 developers, with entry prices from AED 500,000 to AED 2M and a median of AED 1.5M. Compare your price against our full project catalogue.

- A Golden Visa tied to the property. The threshold is AED 2,000,000 of real estate investment, according to the UAE Golden Visa portal. If you assign the property, the visa loses its basis. See our guide to the property Golden Visa.
- Confusing a district trend with the price of your unit. A Bayut price per sq ft describes a district. It does not replace a valuation of your floor, your view or your project.
- Paying fees twice in a short period. The 2% paid at purchase and again on resale can wipe out a small premium, as the Reem Island example shows.
- Earning no rent while you wait. Before handover, no rent offsets a flat market: income starts at handover. The guide off-plan or ready compares the two options.
