AED 2 Million Golden Visa: Requirements and Process in Abu Dhabi

An AED 2,000,000 threshold, a designated zone, a transfer on DARI, then the visa application: the full route to the property Golden Visa in Abu Dhabi, step by step.

On this page

The AED 2 million Golden Visa requirements come down to this: you invest at least AED 2,000,000 in property, the threshold set by the official UAE government portal (page updated late July 2026). In Abu Dhabi, that amount gives you a renewable residence visa of 5 or 10 years depending on the category, with no sponsor, for you and your family.

The threshold is not the whole story. The property must sit in the right zone, the title must be registered correctly, and the investment must be held for the entire life of the visa. Every step has its pitfalls, and each one is prepared before you sign.

AED 2 million Golden Visa: what are the requirements and the process in Abu Dhabi?

Two requirements unlock the property Golden Visa in Abu Dhabi: an investment of at least AED 2,000,000, according to the u.ae portal, and a property located in a designated investment zone open to foreigners, according to DARI.

Saadiyat Island: an eligible property must be in a designated zone

These zones include Reem Island, Yas Island and Al Saadiyat Island. A property bought outside this perimeter cannot be held freehold by a foreigner, so there is simply no application to make.

The process at a glance

  1. Eligibility: confirm the amount, the property and how it will be held.
  2. Area: weigh gross rent against prestige.
  3. Property and timing: ready or off-plan, which sets the date of your title.
  4. Transfer on DARI: pay the fees and obtain the title deed.
  5. Visa application, then holding the investment over time.

The full budget and the reasons applications fail are covered in our guide Property Golden Visa in Abu Dhabi: threshold, real budget and pitfalls. What follows tracks the process in chronological order.

Step 1 — Check your eligibility: the property, the amount and how you pay

The core criterion is the property's value: a minimum property investment of AED 2,000,000.

That threshold sits above the typical ticket. Among the projects we list, entry prices range from AED 500,000 to AED 2M, with a median of AED 1.5M across 17 projects with a published price. A "median" purchase is therefore not enough: you need to aim higher from the outset.

Checklist before any reservation

  • Property located in a designated investment zone (see the rule above).
  • Property value of AED 2,000,000 or more, based on the price stated in the contract.
  • Purchase in your own name, the name of the future applicant.
  • Category requirements confirmed on u.ae at the time of application.

I often see clients reserve first and check afterwards. We reverse the order: the eligibility check comes before signing, never after.

Step 2 — Choose an area: what gross rent can AED 2M earn over the life of the visa?

On AED 2,000,000 invested, theoretical annual gross rent ranges from around AED 48,000 in Al Jurf Gardens to around AED 136,000 on Reem Island or Al Maryah Island (calculated gross yield, before service charges and vacancy, based on Bayut data from March 2026).

AreaCalculated gross yield (Bayut)Annual gross rent on AED 2M
Reem Island6.8% (March 2026)≈ AED 136,000
Al Maryah Island6.8% (March 2026)≈ AED 136,000
Yas Island5.8% (March 2026)≈ AED 116,000
Al Rahah5.7% (February 2026)≈ AED 114,000
Al Saadiyat Island4.3% (March 2026)≈ AED 86,000
Ghantout3.9% (March 2026)≈ AED 78,000
Al Jurf Gardens2.4% (March 2026)≈ AED 48,000

For reference, the median calculated gross yield stands at 5.7% across 8 areas, for a median price of AED 1,792/sq ft (Bayut, August 2026).

Over the holding period, the gap widens. Ten years at the Reem Island rate amounts to around AED 1,360,000 in gross rent, against around AED 860,000 at the Saadiyat rate, assuming constant rents. The method is explained in our guide to rental yields in Abu Dhabi.

Step 3 — Choose the property and the timing: ready or off-plan?

In our catalogue, two projects reach the threshold at their starting price: Al Ghadeer Parks in Al Layyan, from AED 2M with handover in June 2031, and Pearl Beach View in Al Rahah, from AED 2M with handover in December 2029.

Above AED 2M, our listings show "price on request". That is where most branded residences sit.

The handover date sets the timeline

Handovers in our catalogue span 2013 to 2031. A completed property, such as Louvre Abu Dhabi Residences on Saadiyat (handed over in February 2025), gives you a usable title quickly. By contrast, Hudayriyat Golf Estates will not be handed over until August 2030.

The handover date determines when you hold a title you can use for your application. Rules specific to off-plan purchases should be confirmed on u.ae; how they work is set out in our guide to buying off-plan in Abu Dhabi.

Then there is the developer's track record. The Aldar Properties and Advanced Properties pages bring together their completed and ongoing projects.

Step 4 — Transfer ownership on DARI: fees and the title deed

Transferring ownership in Abu Dhabi costs 2% of the purchase price, paid via ADREC/DARI, i.e. AED 40,000 on a AED 2,000,000 property. These fees come on top of the threshold and do not count towards the investment: set the cash aside from the start.

The DARI transfer: a 2% fee, and the title deed at the end

The title deed, the cornerstone of the application

The title deed registered on DARI is the central proof for the visa application. Check it line by line: the amount stated, the owner's exact name, spelling identical to the passport.

A typo looks harmless. What I see on the ground is that it can hold up an application for weeks while the document is corrected.

Reservation, checks and signing follow a precise order, set out in our guide to the property buying process in Abu Dhabi.

Step 5 — Apply and keep the visa over time

The application is filed through the official UAE government portal, supported by the title deed. The u.ae page describes a renewable residence visa of 5 or 10 years depending on the category.

Keep the investment above the threshold

The status rests on an investment of at least AED 2,000,000 held over time. A sale, or holdings that fall back below the threshold, puts the visa at risk. Step 3 of our guide to selling a property in Abu Dhabi addresses this before any listing.

Throughout these years, personal income tax is 0%: no local tax on your rent or your capital gain. The details are in our guide to property taxation in Abu Dhabi.

My clients often think the application is decided at submission. In reality, I find it is won long before, when choosing the property and checking the title.

Frequently asked questions

Frequently asked questions

Can several properties worth less than AED 2M each be combined to reach the Golden Visa threshold?
The u.ae portal expresses the criterion as capital invested in property, but whether multiple title deeds count is assessed case by case. Before reserving a second property to top up the amount, we have it confirmed that the combination will be accepted; otherwise you would have paid the 2% transfer fee twice for nothing.
Does a property bought jointly (a couple or partners) qualify for the Golden Visa if each share is below AED 2M?
It depends on how each co-owner's share is assessed at the time of application. This rule is not detailed on the u.ae page, so it needs to be confirmed before the names go on the contract. Once the title is registered on DARI, changing the split requires a new transaction.
Can a spouse and children be sponsored under the property Golden Visa?
Yes. The u.ae portal lists sponsoring a spouse and children among the Golden Visa's benefits. The holder needs no sponsor themselves, which simplifies the family application.
Is there a minimum number of days you must spend in the UAE to keep the Golden Visa?
According to u.ae, the holder can stay outside the UAE for more than 6 months without the visa losing its validity. Unlike standard residence visas, that is a real advantage for investors who live between several countries.
How does Golden Visa renewal work when it expires?
The u.ae portal presents the Golden Visa as renewable, for 5 or 10 years depending on the category. In practice, renewal assumes you still hold a property investment of at least AED 2,000,000: keep your DARI title up to date and start the process ahead of the expiry date.
How long does processing take, and is a medical test required?
Processing times and medical formalities are not published on the u.ae Golden Visa page. They are communicated at the time of application. We prepare the file in advance so that the timeline depends only on the authorities.
