A Saadiyat Island investment is open to any foreign buyer in Abu Dhabi: the island is one of the emirate's nine zones where expatriates may own property since Law No. 19 of 2005 on the real estate sector was amended in April 2019, according to the official UAE government portal. Buyers acquire freehold title, alongside the Louvre Abu Dhabi, unspoilt beaches and prestigious hotel-branded residences.
At Lucretia, we see Saadiyat as Abu Dhabi's exceptional cultural and legacy district. You buy a rare asset here, with an address that carries weight. You do not come here for the highest rent on the market. The figures below show why that distinction shapes every purchase decision on the island.
Saadiyat Island investment in Abu Dhabi: who is it for, and with what goal?
Saadiyat suits the wealth-preservation investor first and foremost: it is a designated investment zone open to foreigners according to DARI, and it trades at 2,714 AED/sq ft for sales according to Bayut data (March 2026), against a median price of 1,792 AED/sq ft across the 10 districts tracked by Bayut.

We won't go back over every accessible area here. Our guide to Abu Dhabi's areas open to foreigners compares them one by one.
A wealth asset, not a yield play
Average rent reaches 117 AED/sq ft/year according to Bayut (March 2026). That gives a calculated gross yield of 4.3%, before charges and vacancy, below the market median of 5.7%. What you pay for is the address, the scarcity of beachfront land and the proximity of the museums.
Among my clients, I see that those who choose Saadiyat think in terms of asset quality and succession, not monthly rent. Those who compare yields alone almost always end up elsewhere.
- The island suits you if you are aiming for long-term capital growth, have a substantial budget or are preparing a property-based Golden Visa.
- It suits you less if your priority is maximum rent per dirham invested: a higher-yielding district will serve that goal better.
Worked example: a 1,000 sq ft apartment on Saadiyat, from purchase to rent
A 1,000 sq ft apartment at Saadiyat's average price comes to 2,714,000 AED (Bayut basis, March 2026), or around 2,768,280 AED once transfer fees are added, for gross rent of 117,000 AED a year.

This calculation is indicative only. It applies the district's average price per sq ft and does not reflect the price of any specific project: branded residences sell above the average, and older units sometimes below it.
| Item | Calculation | Amount |
|---|---|---|
| Theoretical price | 1,000 sq ft × 2,714 AED (Bayut, March 2026) | 2,714,000 AED |
| Transfer fees | 2% of the price (DARI) | 54,280 AED |
| Total acquisition budget | Price + transfer fees | 2,768,280 AED |
| Annual gross rent | 1,000 sq ft × 117 AED (Bayut, March 2026) | 117,000 AED |
The other entry costs are detailed in our guide to property buying costs in Abu Dhabi.
This rent is received tax-free: the personal tax rate is 0% on rental income and on capital gains, according to the UAE government tax portal. Our guide to property taxation in Abu Dhabi sets out the limits.
One last point: a ticket of this size exceeds the 2,000,000 AED threshold set for the 10-year property Golden Visa. The conditions are explained in our guide to the Golden Visa through property.
How have Saadiyat prices moved over 1, 3 and 5 years?
According to Bayut data (March 2026), Saadiyat's price per sq ft rose +4.1% over 12 months, +39.8% over 36 months and +67.2% over 60 months.

Most of the capital growth therefore happened over three to five years. Over the past year, the island has moved more slowly than the rest of the emirate: the median 12-month change is +6.1% across the 10 districts tracked by Bayut.
Why the yield has stayed modest
Price per sq ft has risen faster than rent per sq ft. It's simple arithmetic: when a property's value climbs faster than what it earns, gross yield compresses.
On the ground, I find this recent slowdown leaves more room for negotiation than two or three years ago, especially on completed units. Buyers who take the time to compare benefit from it.

Prices on request only
None of these projects shows a starting price, because our listings switch to "price on request" above 2M AED. Across our entire Abu Dhabi catalogue, entry tickets range from 500,000 AED to 2M AED, with a median of 1.5M AED. Saadiyat therefore sits above that range.
Saadiyat versus Abu Dhabi's other high-end islands
Among the high-end islands tracked by Bayut, only Fahid Island is more expensive than Saadiyat, at 3,844 AED/sq ft (March 2026). Al Maryah Island, for its part, offers the highest calculated gross yield in the group, at 6.8%.

| Island | Price (AED/sq ft) | 12 months | 36 months | 60 months | Calculated gross yield |
|---|---|---|---|---|---|
| Saadiyat (March 2026) | 2,714 | +4.1% | +39.8% | +67.2% | 4.3% |
| Fahid Island (March 2026) | 3,844 | +1.8% | +186.4% | — | — |
| Al Maryah Island (March 2026) | 2,043 | +3.7% | +40.8% | +63% | 6.8% |
| Yas Island (March 2026) | 1,922 | +6.3% | +43% | +58.9% | 5.8% |
| Al Hudayriat Island (August 2026) | 1,792 | +15.6% | +3.5% | — | — |
Source: Bayut monthly series, month shown on each row. Fahid Island is a newer market with no published rental series. Its 36-month rise reflects a district that is still young.
Al Maryah Island is the rent-oriented premium alternative, and Yas Island a compromise between capital growth and yield. Finally, Al Hudayriat Island brings new competing supply with Hudayriyat Golf Estates, developed by Modon and due for handover in August 2030.
Pitfalls to avoid when investing on Saadiyat
The most common pitfall on Saadiyat is reading the island's calculated gross yield as a net yield. Service charges, rental vacancy and management fees are not deducted from it.

Our guide on gross versus net yield walks through this calculation line by line. The service charges of hotel-branded residences weigh especially heavily.
Extrapolating past growth
Strong five-year capital growth does not repeat itself automatically. Base your numbers on rent and a long horizon, without counting on a quick gain.
Underestimating supply concentration
Most of the projects we list on the island come from the same developer, and handovers are staggered through to 2030. A property resold during that period will compete with comparable new stock. Our guide on reselling a property in Abu Dhabi explains how to prepare.
On Saadiyat, the difference between two units in the same building often comes down to the view and the floor, far more than the size: that is where I focus negotiations for my clients.
