Abu Dhabi Golden Visa by property: threshold, real budget and pitfalls

The Abu Dhabi property Golden Visa opens from AED 2,000,000 invested. This guide sets out the real budget, the districts and projects that reach the threshold, and the mistakes that sink an application.

On this page

An Abu Dhabi Golden Visa through property is available from AED 2,000,000 invested in a home located in an area open to foreign buyers. The threshold is set by the official UAE government portal (page updated July 2026). It is a long-term, renewable residence permit that needs no sponsor, and it comes on top of a tax regime that does not tax individuals on rental income or capital gains.

You still need to aim carefully. Depending on the district, those 2 million buy either a large family apartment or a seafront pied-à-terre. Gross rents vary threefold, and a starting price that is "almost at the threshold" is not enough to file an application. Here are the numbers, district by district and project by project, so you can decide with full knowledge.

Can you get a Golden Visa by buying property in Abu Dhabi?

Yes. According to the official UAE government portal, a property investment of at least AED 2,000,000 qualifies for the Golden Visa. The portal places property investors in the 10-year Golden Visa category, and the visa is renewable.

First condition: the property must be in a designated investment zone open to foreign freehold ownership (Al Reem, Yas, Saadiyat and others), according to DARI, Abu Dhabi's land registry platform. The map of these zones is in our guide Where to invest in Abu Dhabi: the areas open to foreigners.

A residence visa, not citizenship

The Golden Visa gives you the right to live in the UAE. It does not make you a citizen. The threshold applies to the value of the property you buy, not to your income: this category has no minimum salary requirement.

Then there is tax. The UAE tax portal sets personal income tax at 0%, so you pay no tax on your rent or your capital gain.

For a property priced at AED 2,000,000, budget AED 2,040,000: add the 2% transfer fee set by ADREC and collected through DARI, which comes to AED 40,000. The other transfer costs are covered in our guide the property buying process in Abu Dhabi.

The same amount buys very different floor areas from one district to the next. The table below draws on Bayut's district-level data for March 2026. The rent shown is a calculated gross income, before service charges and vacancy.

DistrictSale price (AED/sq ft)Area for AED 2MCalculated gross yieldAnnual gross rent
Reem Island1,497≈ 1,336 sq ft6.8%≈ AED 136,000
Al Maryah Island2,043≈ 979 sq ft6.8%≈ AED 136,000
Yas Island1,922≈ 1,041 sq ft5.8%≈ AED 116,000
Al Saadiyat Island2,714≈ 737 sq ft4.3%≈ AED 86,000
Al Jurf Gardens1,603≈ 1,248 sq ft2.4%≈ AED 48,000
Fahid Island3,844≈ 520 sq ft——

The calculation method is explained in our guide to rental yields in Abu Dhabi. For a future resident, the choice boils down to this: space and rental income on Reem or Al Maryah, or a prestige address on Saadiyat or Fahid. Either way, the visa entitlement is the same.

Which projects in our catalogue reach the AED 2M threshold?

Across the 69 projects we list, entry prices range from AED 500,000 to AED 2M, with a median of AED 1.5M (calculated on the 17 projects with a published price). Most entry-level apartments therefore fall below the Golden Visa threshold.

At the threshold from the first price

Just below: you need to pick a larger unit

Al Ghadeer Gardens and Bab Al Qasr Garden 65 start at AED 1.9M. On Reem Island, The Artery Residences, Sunstone and Flow25 start at AED 1.8M.

Above the threshold, at the most sought-after addresses

Louvre Abu Dhabi Residences and Mandarin Oriental Residences on Saadiyat, Fahid Beach Residences, Waldorf Astoria Residences Yas and The St. Regis Residences on Al Maryah are listed as "price on request".

What AED 2M buys in the Abu Dhabi market

According to Bayut data, the median price stands at AED 1,792/sq ft across 10 districts with a sales series. These medians run to the latest data point, August 2026, whereas the table above uses the March 2026 district snapshot, which explains the small differences between the two.

At the median price and yield, AED 2M equates to roughly 1,116 sq ft and AED 114,000 in gross rent a year. The districts in the table span the full range, from Al Jurf Gardens at the bottom to Reem and Al Maryah at the top.

Prices are rising too. The median change reaches +6.1% over 12 months across these 10 districts, again according to Bayut. The zones guide compares price trends district by district.

On the supply side, the projects we list bring together 24 active developers, with handovers from 2013 to 2031. Aldar Properties leads with 17 published projects. You can browse the full offer on our Abu Dhabi market page.

Pitfalls that can sink an Abu Dhabi property Golden Visa application

The most common trap is buying too close to the threshold: a home listed at AED 1.8 or 1.9M does not qualify for the Golden Visa. The value stated in the title deed must reach AED 2,000,000, with transfer fees on top. Have these rules confirmed on the official portal before you sign.

I see it regularly with clients: they fall for a floor plan, then discover the unit they picked is too small for the visa. My advice is to make the threshold a deal-breaker from the very first viewing, before any talk of floor or view.

Another mistake: treating gross yield as net income. The yields in the table are not guaranteed income, and running costs come off the top (see the difference between gross and net yield). Leases, rent collection, maintenance and vacancy are covered in our guide to managing a rental property in Abu Dhabi.

Finally, choosing a district purely for its address can weigh on your income. Al Jurf Gardens shows +74.8% over 60 months but only a 2.4% calculated gross yield, according to Bayut data (March 2026). Lucretia helps you build your Golden Visa application alongside your purchase, from choosing the property to submitting the request. Every step is set out in our guide The AED 2 million Golden Visa: requirements and process.

Frequently asked questions

Frequently asked questions

Does the property Golden Visa cover the investor's spouse and children?
Yes. The official UAE portal states that the holder can sponsor their family, meaning their spouse and children, without going through an employer. Each family member receives their own residence permit. The documents for each relative are prepared together with the main application, so there is nothing to redo later.
What happens to the Golden Visa if you sell the property before it expires?
The visa rests on holding a property investment of at least AED 2,000,000. A sale that takes you below that threshold therefore removes the basis of your permit. If you plan to reshuffle your portfolio, have the exact consequences confirmed with the immigration authorities beforehand. Lucretia can support you through this.
Can you reach the AED 2M threshold by combining several properties or buying jointly?
The federal portal refers to a minimum invested capital of AED 2 million, without publicly specifying how multiple properties or joint ownership are treated. These structures are validated case by case, before anything is signed. We check their eligibility as part of our tailored support.
Does a mortgaged property count towards the Golden Visa?
The official Abu Dhabi investment guide states that a deposit of around 25% is generally required for a property purchase with a loan. A passport, UAE residence visa and Emirates ID are among the documents requested for a mortgage (see our guide to financing property in Abu Dhabi as a foreigner ). For reference, the 2018 scheme, since replaced, reserved its 10-year visa for properties bought without a loan. The current rules for financed properties are therefore checked application by application.
How does Golden Visa renewal work when it expires?
The official UAE portal presents the Golden Visa as a renewable permit. Renewal requires you to keep meeting the conditions of your category, first and foremost by still holding a property investment of at least AED 2,000,000. Planning ahead lets you gather up-to-date proof of ownership in time.
Do you need to spend a minimum amount of time in the UAE each year to keep the Golden Visa?
No, not in the way a standard residence visa requires. According to the official portal, the holder can stay outside the UAE for more than 6 consecutive months without losing the visa, whereas that length of absence normally cancels a standard residence permit. It is a real advantage for investors who split their year between several countries.
