- Yas Island: which neighbourhood for a family that wants leisure on its doorstep?
- Al Rahah: waterfront living and a choice of projects at the median price
- Reem Island: family apartment living close to the centre
- Al Jurf Gardens: the beachfront villa, for living in rather than letting

- How to choose according to your goal
The best family areas in Abu Dhabi are Al Saadiyat Island, Yas Island, Al Rahah, Reem Island and Al Jurf Gardens: five freehold zones open to foreign buyers, selling at between AED 1,497 and AED 2,714 per sq ft according to Bayut data (February and March 2026). Together they cover everything from an apartment close to the city centre to a beachfront villa.
Residential demand remains strong. According to the ADREC H1 2026 market report, occupancy stands at 95% and villa resale prices rose 12% year on year. Our selection is built around the main home: space, community life and long-term value come before rental income.
Al Saadiyat Island: the premium family neighbourhood, close to beaches and museums
For a family that wants the beach and the museums a few minutes from home, Al Saadiyat Island is the benchmark address. It sells at AED 2,714/sq ft according to Bayut data (March 2026), the highest price in our family selection.

Value has followed. Over five years, the price per sq ft has gained 67.2%, after +39.8% over three years and +4.1% over the past twelve months.
Annual rent comes to AED 117/sq ft according to Bayut (March 2026), a calculated gross yield of 4.3%, before service charges and vacancy. At this price, 1,000 sq ft costs AED 2,714,000: you are buying a way of life, not a rental return. For the investor's view, see our guide to Saadiyat Island prices, rents and projects.
A supply designed for settling in
Among the projects we list, Aldar Properties dominates the island. Its residences combine beaches and culture:
- Louvre Abu Dhabi Residences, completed in February 2025: ready to move into now.
- Mamsha Palm, handover in February 2028.
- Talay At Marsa Al Saadiyat, handover in December 2029.
- The Row Saadiyat, handover in January 2030.
Who it suits: families buying to stay for the long haul and betting on capital growth. The drawback: it has the highest price per sq ft in the selection, and one of the lowest gross yields should the family move and let the property.
Yas Island: which neighbourhood for a family that wants leisure on its doorstep?
Yas Island is the right choice for a family that wants entertainment on its doorstep. Theme parks, sports facilities, a marina: the children have plenty to do every weekend without crossing the city.
This lifestyle costs AED 1,922/sq ft according to Bayut data (March 2026). The area has gained 58.9% in five years, including 43% over the past three years and 6.3% over one year.
If the family moves on one day, the property remains easy to let. Rent of AED 112/sq ft/year according to Bayut (March 2026) gives a calculated gross yield of 5.8%, just above the market median of 5.7%. In practical terms, 1,000 sq ft brings in AED 112,000 in gross annual rent.
On the project side, Aldar offers Sama Yas (handover in April 2028) and Yas Riva (September 2028). Reportage Properties delivers Perla 1 in December 2028. For the investment angle, read our guide to investing on Yas Island.
The flip side: our catalogue lists fewer projects here than elsewhere, and the tourist buzz does not appeal to every family.
Al Rahah: waterfront living and a choice of projects at the median price
Al Rahah offers waterfront living at AED 1,691/sq ft according to Bayut data (February 2026), with a calculated gross yield of 5.7%, exactly the market median. Rent stands at AED 97/sq ft/year, and prices are up 6.2% over 12 months and 34.2% over 36 months.

The choice of residences is wide, and a good share is sold off-plan:
- Juman 1 by ICTReD, handover in December 2028;
- Baia by Reportage Properties, June 2029;
- Pearl Beach View by Advanced Properties, from AED 2M, December 2029;
- Luluat Marina at Luluat Al Raha, June 2030.
An example: at Pearl Beach View's entry price, AED 2M buys just under 1,200 sq ft at the area's average price, the size of a comfortable family home.
Who it suits: families looking for the balance between budget, waterfront and easy resale. The drawback: its 40% rise over 60 months is the most modest of the five neighbourhoods selected.
Reem Island: family apartment living close to the centre
Reem Island is the most affordable family neighbourhood in the selection: AED 1,497/sq ft according to Bayut data (March 2026), below the market median of AED 1,792/sq ft. Prices have gained 6.1% over 12 months, 37.3% over 36 months and 44% over 60 months.
It also offers the widest choice in our catalogue, with clear entry prices:
- The District by Reportage Properties, from AED 1.1M, handover in June 2029;
- Radiant Bridges by Radiant, from AED 1.4M, May 2029;
- The Artery Residences by IMKAN Properties, from AED 1.8M, December 2029.
At AED 1.1M, The District's entry price equates to around 735 sq ft at the island's average price. With AED 1.8M, you reach around 1,200 sq ft, the size of a large family apartment. Our guide to Al Reem Island yields, prices and projects goes through these figures in more detail.
With the families I work with, the first question is almost never price. It is the daily commute to school and the office, and Reem often wins that trade-off.
The drawback: the neighbourhood is vertical, with few villas. For the rental angle, with rent of AED 102/sq ft/year and a calculated gross yield of 6.8% according to Bayut (March 2026), see our selection of Abu Dhabi neighbourhoods for rental yield.
Al Jurf Gardens: the beachfront villa, for living in rather than letting
In Al Jurf Gardens, families come for a garden rather than a view of towers. This neighbourhood of villas and open space also shows the strongest capital growth in our selection: +74.8% over 60 months according to Bayut data (March 2026), at a price of AED 1,603/sq ft.

Most of this rise happened recently. In three years, the price has already gained 59.6%, against 5.4% over the past twelve months.

IMKAN Properties is developing Naseem Al Jurf here, from AED 1.1M, handover in June 2028. Ohana Development delivers Ohana By The Sea in January 2027.
Watch point: the neighbourhood is far from the centre, and its rent of AED 39/sq ft/year according to Bayut (March 2026) gives a calculated gross yield of 2.4%, the lowest in the market. That is nearly three times less rent per sq ft than on Yas Island.
Al Jurf Gardens is a place to live, not a property you buy to let.

On budget, entry prices for the projects we list in Abu Dhabi range from AED 500,000 to AED 2M, with a median of AED 1.5M across the 17 projects with a published price. Full details are in our project catalogue.
How to choose according to your goal
The right neighbourhood depends first on how long you plan to live there. That is the criterion that decides between capital growth and flexibility.

Long-term main home
Choose Al Saadiyat Island or Al Jurf Gardens: they post the two strongest 60-month rises in the selection. Their low yields matter little if you have no intention of letting.
Lifestyle, with the option to let or resell
Yas Island, Al Rahah and Reem Island retain strong rental demand. If you rent before buying, the rent freeze on renewals, detailed in the "What has changed" box at the top of this guide, protects you while you search.
More space for the same budget
Al Bahyah sells at AED 858/sq ft according to Bayut (April 2026), with a calculated gross yield of 5.2%. Entry prices are no lower than on Reem Island or in Al Jurf Gardens. What changes is the space you get for every dirham.
Sobha Realty is marketing Sobha City here from AED 1.5M. At the area's average price, that sum buys around 1,750 sq ft, against around 1,000 sq ft on Reem Island (AED 1,497/sq ft, Bayut, March 2026). Prices are volatile, however: +44.4% over 12 months but −8.6% over 36 months.
In Al Layyan, Aldar offers Al Ghadeer Gardens (AED 1.9M) and Al Ghadeer Parks (AED 2M), for families who put space ahead of proximity to the centre.
Family home and Golden Visa
The 10-year Golden Visa is available from AED 2,000,000 invested in property, according to the official UAE government portal. Add 2% in transfer fees, according to DARI, on a purchase in a designated zone open to foreign buyers.
